Pros:
-Great Super
-Clean Building
-Trash is very well kept
-Local Landlord (not a large investment group)
-Low tenant turnover due to reasonable rents
Cons:
-No laundry
-Relatively quiet for east village however sometimes during the day people will sit on the citi bikes on the street and cause some disruptions however they are pretty infrequent

Keep doing what you are doing

the super is nice and trash is very clean
Cons:
the ac was leaking; too hot or too cold

better heat control and updates
