Okay for what it is.

Pros:
I paid 1k a month for a dorm style studio. It was okay - aside from the neighbors being loud at times it was fairly quiet. Electricity and water are included. Very very kind live-in super named Frank. Be nice to him because he deserves it.
Cons:
Communal bathroom/showers. Fit for students. Kind of bad roach problem, it took a while to fix. You NEEDED to apply with two guarantors, no matter what your income was. I was able to pay rent delivering for Uber on the weekends. Not the worst set-up, but it can get depressing.

I lived here for a year, and while the price is a steal next to other studios, it is so unsafe to live in. I never ever volunteer to bring family around. It’s uncomfortable.

If you express your concerns and document evidence, management still does not care to fix things. I have photos and videos of absolutely everything I am stating. I sent it to the landlords, and they have done nothing.

-maintenance people store bottles of their piss out in the hallway, where all of your mail goes.
-daily maintenance was promised for communal bathrooms. It was ignored for so long that there was black mold, mildew, bugs, and overall odor. Took photos and messaged the landlord. Never fixed.
-maintenance people come into your apartment while you are gone, without asking you. One left a massive hand print on my window. When I messaged to ask if that was them, or if I should change my locks, I was ignored.
-I am the cleanest person I know, and the bugs do not stop coming. They are infesting this entire building from the inside out. I know that’s New York, but that’s a new level.
-This street has so many loud, aggressive, and violent people in it. I can coexist with chill junkies. Here, I have had to stop a man from robbing and beating a woman blind.
-AC does not do a thing in the summer. My apt was 90 degrees without a personal fan that I bought myself. Stairway and mail room is worse.
-The super is almost never there. On the first day, it took 10 phone calls before he answered and let me inside to get my keys.

Overall, if you really want the low price, bring headphones, bug spray, personal protection, your own locks, and find a gym to shower in instead. This place sucks.

Pros:
I like the noise control, the walls are pretty thick. All utilities are included so you’re just paying rent and internet. They supposedly provide you with a lofted bed frame and an air conditioner but I brought my own.

The big selling point is the neighborhood. I love living here in the east village and this is the most affordable way of doing so. If you don’t own many belongings, this will work great for you.
Cons:
It is INCREDIBLY small. Whatever your expectations are, lower them. The cleanliness is alright, I wish the bathrooms were cleaned daily because they are shared with the entire floor. I will say I have never not been able to use the bathroom because they were all occupied. I always find an empty one. I’ve seen small bugs, I’ve even seen a bird, but it’s never gotten too bad with pests. Do not count on the provided air conditioner. They’re all super old and do not work. I bought my own and it was the best purchase I ever made. Unfortunately it’s really easy for strangers to get into the building. There’s a stealing problem and I’ve seen people hanging out all day and even sleeping in the hallway.

My biggest complaint is that I live on the second floor. On the second floor, there is a resident who, from what I was told from management, who has a bad prostrate problem. It’s unfortunate but they make the entire floor smell of rancid urine. I hate to hate on someone who clearly has a disability of sorts but the smell is god awful. It doesn’t usually get into my room but sometimes it does and it’s unbearable.
Advice to owner:
Do something to fix the smell on the second floor as soon as possible. It’s unbelievable that you have people living there full price with that smell.

I want to have roof access. I know people abuse it but in the city, it’s invaluable, and would help with the fact that it’s a tiny apartment.

You get what you pay for

It’s cheap for a reason
Cons:
Electrical- I changed my lights 3 times in 1 month because I’d turn on the lights and a spark would fly causing them to all go out
Coed bathrooms- constant issues with the toilets
Noise- I swear the person who lives above me rearranges the furniture every night between 10pm- 3am. Walls are paper thin, so you can hear it all
Water- either cold or scorching hot
When you work with the leasing management team, they don’t have an answer for anything that you need to know

Finally- To the guy who has like 7 puppies in his apartment, we live in 200 sq ft, please find them a better home
Advice to owner:
The bathrooms and showers should be cleaner, especially in a time like this.
