Pros:
Alley-facing unit is SO quiet. Overall well renovated. Nice bathroom and shower!
Cons:
Kinda gross/dirty. Worst maintenance of all time.
Advice to owner:
Hire new maintenance people

Subways nearby, great restaurants and bars nearby, spacious rooms for this location (in our unit). Rent stabilized
Cons:
Management is unresponsive unless they are to benefit. Several issues with water and other utilities. Seriously, this management is the worst.
Advice to owner:

Pros:
Location - easy access to transit @ union square; close to Washington Square Park and Tompkins Square Park; close to all necessities (groceries, CVS, exercise gyms, restaurants, etc)
Cons:
The new landlord does not care about its tenants. I lived in this building before it was sold. The new owners made things so unbearable so quickly that I was essentially forced to leave. They refused to renew any of my neighbor's leases so they could turn our beautiful, spacious one bedroom apartments into cheap, shrunken two bedroom apartments. My next door neighbor died from COVID and before his family could remove his belongings they removed it all without notifying any of them. While they were renovating his and numerous other apartments the building had unbearable noise while I was forced to work from home during a pandemic and it nearly cost me my job. They would shut the water off constantly and late into the evening without any notice. I notified them that my toilet was running (Flushmaster, not a bowl toilet that I could fix myself) and they did not fix it for 6 months (not an exaggeration). While the renovations were going on my apartment was infested with mice and roaches despite not having any of either for the previous two years. The contractors performing the renovations were constantly in the hallways not wearing any masks. They would continue work late into the evening and then stick around in the units playing music. The contractors would leave the front door wide open and unattended for sometimes hours at a time and I would often find loiterers and homeless in our hallway as a result. This continued despite my numerous complaints. Their negligence can only be explained by an indifference toward me hoping that I would ask to end my lease sooner so they could renovate my unit as well. The landlord is inhuman and cruel and I would not recommend anyone live in a building they own.
