Leaking Ceiling, unresponsive management

Pros:
Nolita location pro
Cons:
Leaking ceiling with refusal to fix, consistently leaks indoors. Broken appliances and refusal to acknowledge, respond or fix for months, mold in shower, broken roof door access, never closed.
Advice to owner:
respond to tenants and fix issues when arise

Landlord is horrible. Avoid this building at all costs

Pros:
Convenient location and apartments themselves are objectively nice
Cons:
Landlord is completely MIA and building effectively has no management. There is no downstairs buzzer and doorknob is broken - tenants have called the fire department multiple times to get out of the building. The trash is stored in the lobby of the building and is neglected, so much so that sometimes the entire lobby is full of trash. Also not a registered address to receive mail, which no one has resolved and causes frequent packages to be lost. Landlord and management company give keys / access to tenant apartments without asking or giving any notice. There is a rodent issue and landlord took 5+ days to send someone to assist
