Pros:
Great neighborhood, quiet neighbors, recently renovated apartments
Cons:
Garbage area was quite bad (restaurant on the first floor led to many rats). Dealt with mice and roaches in the apartment. Air conditioning/heating units (one per bedroom, none in living area) made electric bill pretty expensive

Expensive + terrible bldg management, but in a great area

-in a great area, heart of nolita
-some updated units with decent appliances
-online payment system
Cons:
-bad trash management
-dirty / not well maintained common area / entrance
-poor responsiveness from bldg management / maintenance; issues not fixed properly / repeat issues
-packages frequently stolen
-door locks frequently broken / tampered with; not a secure building (key has gotten stuck in front door of building, entire lock cylinder has fallen out of building front door, been locked in my apt unit due to bad lock)
-very poor water pressure and water temperature regulation (takes 10+ minutes to get warm water some days)
Advice to owner:
-keep building cleaner and manage trash better
-complete maintenance requests more promptly and thoroughly
-fix doors / locks more comprehensively - keyless entry system doesn’t prevent door from being tampered with entry/exit issues (also might prevent packages from being stolen as frequently)
-fix water pressure and temp issues

Pros:
• Great location
• Updated kitchen and bathroom
Cons:
• Non-functioning heat for the first 3 months of living here with no response from landlord. HVAC units in both bedrooms but nothing in the living room and old windows that leak cold air in all three spaces. Because the landlord doesn’t have to pay electric, HVAC makes the heat bills upwards of hundreds per month.
• Lack of or extremely delayed response from landlord for issues outside of heat, including pests, low water pressure, leaking pipes, and broken appliances.
• Consistently stolen packages with no follow-up or action from landlord.
• No super on premises despite what was promised at lease signing.
Advice to owner:
Do your job and reply to tenants with actual concern and action.

Pros:
Renovated look, in-unit appliances (washer/dryer and dishwasher)
Cons:
Electric heat units that do not work, are only in the bedrooms (nothing in main area), and rack up monthly bills worth hundreds of dollars. On top of that, no response from the “live-in” super who does not live here or anyone from Douglas Elliman. We were in the middle of a noreaster and our apartment was in the low 50s and no one came to help us. The super for the last month just says he’s “working on it” when you get him on the phone then ghosts until the next call where he says the same thing again. Neighbors say it has been like this for years.
Advice to owner:
Treat your tenants like people.
