Amazing gem, you're not out of the city

Pros:
Clean, high level of finish, high owner responsiveness, all amenities nice, basically soundproof vs. other apts (but very loud to street)
Cons:
Street touristy and loud, garbage on street, a little public if you're into that
Advice to owner:
Window soundproofing would make this a 10/10 building probably. That and lobby to cancel san Genaro

Pros:
very well kept for a walkup, management cleans the stairwell and handles trash etc
Cons:
packages are always getting stolen.
