Great location but needs updating and maintenance

Pros:
Location of the building is great.
Cons:
The garbage area is all the way in the basement where it is dirty and alot of times filled with bugs. The building entrance is not updated or cleaned and always a mildew stench when entering. Our apartment has issues with mice for a while. It took months to get an actual resolution for the issue.

Pros:
Location was amazing, duplex with lots of space, outdoor area, apt was ideal for young adults in nyc
Cons:
The cons list is quite long. The Land lord lived directly across the hall from us and would come over regularly unannounced to yell at my roommate and I. (sometimes while we were not home) once going through our laundry and taking photos of it.
We had mice for the entirety of our 12 month lease, mice were so bad that they were pooping on our pillow cases. The land lord refused to get rid of the mice and blamed us for them.
The floor boards were so old that our downstairs neighbor could hear every step we took therefor we were forced to put sound proof 4 inch thick mats on every surface of our floor, covering the entire apartment.
The land lord called the police everytime we had one guest over, turned on the tv, played music, etc..
There was no carbon monoxide detector. The list goes on ..
