Great little apartment but don't plan on renewing!
Former Tenant
Pros:
washer/dryer in unit + awesome rooftop made it fun for hosting! only saw one bug the entire time living there. definitely a "girls" apartment. got our full security deposit back.
Cons:
roommates experienced TONS of street noise due to the food bank operating from 3-6am every single morning, disrupted everyone's sleep. tons of trucks loading/unloading, people shouting etc at Gods Love We Deliver. outside of that its not in a busy area of soho so the building has a pretty decent level of quiet during the day. although heat is included both of my roommates had to get space heaters during the winter - not sure if it was due to bad insulation or what, but it was FRIGID in their rooms. Also due to the size of the apartment floor plans I don't think that a group of guys could successfully live there as its super small. we didnt renew because our rent was doubled in just one year. same thing happened to friends living in the building in another unit.
Advice to owner:
clean out the trash filled alleyway behind the building, such an eyesore

Overpriced Soho Nightmare
Former Tenant
Pros:
-location is the biggest pro — right by the ACE, Trader Joes, and in the heart of soho really (however if you have ever tried to walk on spring st on the weekend you know this can also be a con) -the building management keeps it super clean and take garbage seriously (I unfortunately got fined for leaving a box outside my door) and the super Victor was very kind -got my security deposit back -roof has a nice view
Cons:
-Victor is great, but the rest of management ranges from indifferent and unresponsive to straight up rude (got yelled at over the phone once and they went through my trash to search for any mail to identify me… I left it outside my door for an hour tops to remind me to take it out and was fined $100) -my packages were frequently stolen and management did nothing about it -our tub wouldn’t drain and management refused to call a plumber -major pest problems in this apartment: we had mice and roaches during our stay -right above a bar and a lot of young people live here, so if you like a night in or have a 9-5 don’t live here (if the bar doesn’t keep you up, the train screechers will) -my heat did not work all of winter and they never fixed it, honestly could have sued but decided to cut my losses because they gave me back my security deposit
Advice to owner:
Take an anger management class, also please invest in pest control

Wish it was better managed
Former Tenant
Pros:
Unit is recently renovated with dishwasher and laundry in unit. Lots of natural light in two of the rooms. Shared roof deck with ample space.
Cons:
Heat was kept on even when the weather was warm - reaching temps as high as 100. Windows were always open in the winter to be cool enough. Bad response time from management, especially when dealing with rat control and damage to the unit by the heat pole steam.
