A man lives with his mother in a unit in this building and is a rampant package thief. I caught him trying to steal my computer monitor!

Horrible, poorly maintained building

We had a terrible experience --- trash area was so bad it made the entire building smell. Cockroach infestations from neighbors, a ceiling leak in the bathroom that the management refused to fix until I threatened to sue. The ceiling ended up caving in. Avoid at all costs.

Pros:
Clean hallways, long time residents know and look out for each other. Haven’t seen a mouse once her.
Cons:
There was a squatter in the building but this should potentially be resolved soon. Have had issues with packages being stolen a few times.

Great location, but at a price

Pros:
The location is great and my apartment is in decent condition (but this is not the case for all in the building). Rent can be paid online.
Cons:
The building management is unresponsive to serious issues. The trash management is atrocious - the backyard trash pit is a haven for rats, who sometimes get in the building when the door is left open! The heat is inconsistent- radiators stop working at random for days or weeks before management gets around to doing anything. There is a resident package theft. A panel of glass has been broken on the front door for months. Several months ago, a moderate rainstorm resulted in massive leaks throughout the common areas and in some apartments because management did not properly clear the roof drains. It was basically raining inside. Water damage (and the possibility of mold) remain unaddressed. Normal repair requests like leaky sinks take weeks to be addressed and require multiple follow ups.
Advice to owner:
Get your shit together.

Pros:
It is very quiet, the apartments are pretty nice and are built in a way you can’t hear through the walls.
Cons:
Management doesn’t answer emails if they don’t feel like it. Took me a week to get a response about my heat being off in January, then days to fix it. Cockroaches of course, and the stray rat downstairs because the trash alley is so foul and overflowing with trash and then people leave the door open. Packages get stolen constantly and management does nothing. The super refuses to do anything and says management won’t give him money for very basic things. Stairways and lobby are filthy. I’ve spotted some massive dead cockroaches in the stairway.

Exposed brick is nice and relatively low noise levels unless you’re in the hallway
Cons:
Very little responsiveness from management, water takes a long time to get cold, hallways don’t smell very clean

Answer tenants more often and remedy issues

GIANT LEAK IN MY CEILING! Management has known since October 2021 about a leak in the smaller bedroom of 5C and has put bandaids over the problem. It requires actually attention and all their "fixes" had made the living situation worse. I had to call 311 twice. I'm literally moving (April 2022) because of their lack of responsiveness to this major issue! I slept with buckets around my bed and towels on the floor for months to catch all the drips. Not to mention the falling plaster ruining my belongings.
Advice to owner:
Do better.

Location is great.
Cons:
It is tiny for what you are paying. We had a gas leak that we had to fight management with to get a new oven for. The water temperature is irregular, sometimes it only comes out hot and you have to run it for 5 mins straight.
Advice to owner:
More responsive and better supers.

No super on site, took 10 hours for someone to come look at a leak in bathroom, packages stolen weekly, during covid there were looters that lived in the building and police over for domestic violence

Great location and if you are noisy or like to throw parties or have Airbnber’s there will be no repercussions.
Cons:
If something breaks your out of luck. The super is very overworked, it takes him a very long time to respond. No laundry in building and nearest laundromat is a far walk. Very bad heat in the winter, you will need to buy space heaters. Also very bad lighting. Packages constantly stolen. Walls are very thin, I could always here everything in the neighboring apartments.

Upgrade the fixtures and the heating system
