Good management and responsive to any issues

Pros:
Lobby and common stairwell looks nice. They maintain it even after damages. Units were recently renovated and are in good condition.
Cons:
Packages pile up and block the narrow lobby frequently. Laundry machines aren’t the best functioning even though they are new.

1907 build and maintenance

Pros:
Worked well for 4 years, and the location is great. The apartments have good layouts considering their size.
Cons:
The hot water stopped working, I never got my deposit back, building is not managed - more just left to exist. Smallest apartments known to mankind. Management literally ignores tenants.
Heard the local drug dealers banging local wait staff in our hallway.
Advice to owner:
Try managing the building and not ignoring tenants.

Regular Cold Showers: Inconsistent Hot Water for Years

Pros:
Old owner who died in 2019 never raised the rents. Unlikely the new management Clearstone will do this. Was fairly well maintained and clean with at least 3 permanent super and cleaning staff for the years 2013-2018. Nice views on the higher floors. Central location.
Cons:
Didn’t have hot water for 4 straights months in 2019. No gas for an entire year for heat or the gas stove. Old owner(s) were mostly non-responsive to tenants. A couple of them have taken both the old and the new owners to court. Under new management the hot water has been 50/50 for all of 2020. Expect regular cold showers. While the free-market apartments are okay, you are still in danger as the rent control tenants often have smoke etc coming out of their electrical outlets. A fire could spread to your newer place. A couple of tenants don’t have toilets inside their apartments and use bathrooms in the hall. Expect to find them on the way to the loo as you walk to your place. Packages often go missing. Drug dealers break into the hallways at night and have sex. The staff don’t work on Sundays so there is no one to clean the vomit etc that is often in the front door of Macdougal st. There used to be an rooftop alarm that would blast for 20mins - 6 straight hours, for now they have taken it out, not sure what that means for safety. It’s a 7 floor walk up without an elevator. Don’t expect any consideration when they are doing renovations. Last time I check the tenants had filed about 40 or so complaints in the last 3 months or so against the new owners, most have had cracking and warping in their ceilings and floors. The whole building shakes with drilling and all during a lockdown with no hot water.
Advice to owner:
Repair the all apartments to 2020 safely standards no matter the tenant. Your building is only as safe as it’s oldest apartment.
