Great location but that's basically it.
Former Tenant
Pros:
Fun area, virtual doorbell, good neighbors.
Cons:
Dirty, raised rent prices an insane amount after covid, had mice problem.

Roach infestation throughout building
Former Tenant
Pros:
- Good location
- Friendly neighbors/residents
- Seems they’ve renovated recently (was not renovated when I lived there)
Cons:
- Roach infestation - within 48hrs of move in, we saw signs of a massive roach infestation. Had to pay for our own exterminator in order to keep the apt roach free (as their exterminator didn’t seem to do much) & we lived on one of the top floors so our exterminator said it had to have been a building wide infestation in order to have an infestation this large on a high floor of a walk up
- Homeless people would sleep on front stoop, top step almost every night and in the morning, since the door opened inward instead of outward, you would have to bang on the door to try and wake up the person so they would move and you could exit the building
- Second “bedroom” was so small it could fit only a full or queen bed and nothing else except the smallest/narrowest night stand table
- Ventilation in building was awful - another unit had smokers and somehow the smell of cigarette smoke would travel and our living room would reek of smoke
Advice to owner:
Have the exterminator regularly and throughly check/spray all units.

Great Location but Not Really Worth the Headache
Former Tenant
Pros:
Lived here for 2 years mid-pandemic, went through 3 management companies. Great location next to the subway, bars and restaurants, was relatively inexpensive and had good layouts. Original management companies were good but the supers of each company were the absolute people ever. Super responsive and kind - the only redeeming quality about the building.
Cons:
Loved the original (Rudd), though not everybody had the same feelings. The second company was the worst, most unresponsive but didn’t have to connect with them much. The final (and current) company was horrible - the gas and heat were shut off for repairs from May 2021 through April 2022; management gave everyone a 2 burner hot plate rather than just replace the gas stoves with electric. Packages were always stolen by the drug addicts coming into the building, and there were no security cameras despite one fake one at the front of the building used as deterrent. The intercom system was always malfunctioning - the neighboring building (owned by same company) received the new Butterfly MX system but our building never got one. Stoop into the building was uneven and broken, never fixed.
Advice to owner:
Address the security issues rather than giving the units a facelift and charging insane amounts.

Not the best, worked for the short time.
Former Tenant
Pros:
Great location, rooms were sizable for a low budget. The floor plan was good for roommates who want privacy.
Cons:
Roach problem at the time, which hopefully has been remedied

W 4th St
Former Tenant
Pros:
Location is #1 perk, proximity to WSP
windows in each room of 2 bedroom
nice kitchen renovation
That is about it
Cons:
W 4th street & areas surrounding the park are experiencing higher crime. Street can be scary at night
Security has been an issue
Walk up
No control over heat
No cooking gas in building as of mid 2022
Advice to owner:
Not applicable .

3 Management Changes Over 16mo
Former Tenant
Pros:
Location, it’s close to good subways, great restaurants and bars, adjacent to the southwest entrance of the park, 3 citibike stations within a 3 block radius, 2nd management company had an amazing super managing the building who was kind and attentive-very responsive.
Cons:
The garbage area was disgusting, always overridden with trash-like a mountain of trash. The majority of units are old and rundown, way over market value and need many improvements. Rodents and roaches in the hallways frequently. People steal packages all the time. Identical building next door (owned by same management company) has butterfly intercom system and our building does not. Intercom system is absolute mess and always broken, never gets fixed. Current management company has super managing the building that does not answer texts and is unresponsive. This new management company company is also trying to clear house and is sending every non-rent controlled unit notice of non-renewal which is just so frustrating.
Advice to owner:
Be attentive and listen to the tenants, previous management was an absolute mess and did not care about the tenants. Follow up and be responsive.

Old building, new management making positive changes
Former Tenant
Pros:
New management seems to be making improvements. Location is amazing. Very quiet.
Cons:
Management is slow to respond. Building feels dirty. Some concerns about package safety.
