Old building with nice lobby

Pros:
The new lobby is nice, doormen are nice, building has a working elevator and laundry on every other floor. Location is great if you want to be right in the mix of NYU
Cons:
Old apartments, outdated floors, small elevators that only fit 2-3 people, absurd sky high rents. The heat in this building is nearly thermonuclear, you will be sweating in your apartment in the winter. Same with the water when you take a shower. Building is actively removing asbestos, that’s how old it is.
Advice to owner:
Look there’s no denying this is an old building, but just putting a nice lobby in doesn’t make this a luxury 5 star place. Rents are far too high for the old units. Either redo and update everything or reconsider the pricing.

Doormen are super nice, building is clean and I love my actual apartment.
Cons:
Broadway is a bit noisy when the windows are open. Some of the tenants are young and slightly annoying.
