The walls between apartments were not properly installed and had gaps, which allowed a lot of sound transfer. Unfinished items in apartments (e.g., bathroom mirrors falling off). Leaking pool bridge. Pool water leaking all over the outdoor park area. Poor weather and proofing of the walls. The windows were made well but it means nothing when the walls are not secure.
Advice to owner:
Tear down and start over.

Appliances are Miele (you don’t see that in a rental), Kholer faucets, Great finishes
Cons:
Bad General Contracting (details aren’t there), amenities not useable all the time (esp bc of COVID), staff is generally weak except for some doormen and Al. Amenities outrageously expensive. Roof is offensive to ask $1700 for on top of $200 per month.
Advice to owner:
Eh not really sure. It’s a rental. Just hire some better people. Make sure the condition of the building stays up. Also Hole in the Wall sucks. Don’t charge for the pool on top of the amenities, that part is a disgrace.

Everything looks fancy. Friendly concierge. Great view depending where you live.
Cons:
Significant flaw in building design. Very thin wall. Can hear regular conversations. Endured a year of smelling heavy smoke from neighbors, daily, when they cooked, smoked. There seem to no insulation at all between the rooms.
Advice to owner:
Stop pretending you weren’t aware the building design is flawed.

Beautiful building and apartments with tight knit neighbors. The doormen are very nice as well.
Cons:
Management and ownership treat the majority of residents poorly. They’re on a power trip, treating everyone differently (especially in terms of rental concessions and apartment pricing) and conversations are one sided. This building is rent stabilized, however, many residents have questioned the legality of our leases with recent high increases. Ownership loves taking from you and giving the bare minimum in return. Everything is extra (gym: $180/mo and $25/guest, rooftop: $2.6k/summer and $50/guest, $25 if you need to borrow the key to your apartment from your doorman). Residents have tons of issues with receiving cash back checks (for free months of rent) and getting back their security deposits. The apartments have no sound proofing - you can clearly hear your neighbors in the apartments above, below, and on your floor, in the halls as well as the planes/traffic regardless of floor. There are roaches in the west tower and rats in the east tower. It shouldn’t be a surprise this building has never been at full occupancy.

Have some humanity

Beautiful building; terrible management company

Pros:
Beautiful amenity space, clean shared space, indoor pool and spa. Front desk staff is wonderful, especially in the West Building.
Cons:
Management Company is notorious for not returning the your security deposit on time.
Advice to owner:
Stop holding on to security deposits

I love my current apartment

Pros:
Staff are all super friendly and helpful. Building is relatively new and all the finishes are high end. Maintenance is quick with issues. Great views.
Cons:
The amenities (gym, rooftop pool, etc) require additional payment above rent. Noise complaints are not enforced during certain hours. Location is not that convenient. Rents are very high if no concessions included
