- Very nice doormen who provide great security and package delivery
- Furnished rooftop
- central A/C
- Live-in super who is responsive
- Complaints and maintenance will be completed
Cons:
- Gym is in smelly basement
- The super is quite the character
- The A/C and heat system needs to be replaced - tenants get charged over $700/month in utilities per unit
- Rooftop could be better maintained
- Building management is not very responsive
Advice to owner:
Be more responsive with tenants from Hakimiam email, maintain rooftop, redo central A/C system

landlord literally won't let you contact him, gym is gross and outdated, roof furniture has been broken for 3 years+

Let us have a conversation with you or have the least bit of care for your tenants

Great doormen, nice lobby, don’t hear neighbors
Cons:
Rude and unresponsive management, slow elevator, slow to fix any repairs. Had black water coming out of our sink for months with no management response. Did not even give rent relief despite not being able to use water.
Advice to owner:
Respond to your tenants and stop charging a premium on amenities that never work
