FRAUD, INVALID LEASES, CRIMINAL ACTIVITY

Pros:
Location on Manhattan.
Cons:
Don't expect rent receipts or a valid lease. This 9 unit townhouse apartment building is riddled with building code violations and a landlords daughter "ghosting" as the buildings Managing Agent using and abusing Power of Attorney.

This building has 43 noise complaints within two years (43 police visits), no front door locks, no intercom, no laundry, no door man, illegal and unpermitted work, HP Court Actions, two Criminal Trespassing charges and one Criminal Mischief charge against the landlords daughter.

Laws and building codes exist for a reason.

Pros:
Landlord is nice, responsive, looking out for neighbors overall.
Cons:
There is one neighbor in the building who is a pest to everyone else. It is liveable but definitely a nuisance. Not sure he’ll be there significantly longer.

Not well maintained and not building code compliant.

Still standing. Good for single individuals.
Cons:
No amenities such as intercom, laundry or storage. Packages stolen on a regular basis, as 452 does not have front door locks. Owners advertise some rental units as having an intercom and some with terrace but I can assure 452 never had an intercom, but should. Not the best maintained building and I don't think anyone has a valid lease.
Advice to owner:
Be nice.
