High rent, poor conditions and getting worse

Pros:
Despite its drawbacks, this apartment building does have a couple of silver linings. Its prime location provides residents with convenient access to various amenities and services. Additionally, the in-building superintendent stands out as a positive aspect, being both amiable and responsive to residents' needs, offering a helpful and supportive presence in the midst of other challenges.
Cons:
Washer and dryer consistently broken
Elevator gets stuck
Packages often stolen
Leaking ceilings
Flies everywhere in the summer
Water and power often shut off without warning
Incredibly thin walls (can hear your neighbors cough)
Hand over fist rent hikes each year (10%+)
Poor sustainability rating from the city
Pests (both roaches and mice) often in apartments and building
Little to no support from building management
Advice to owner:
Either do better or stop raising the rent astronomicaly

Amazing Chelsea Patio

Pros:
Our terrace on the 6th floor (Penthouse) was simply outstanding. One of the best kept secrets in NYC.
Cons:
The neighborhood got pretty seedy. Without a doorman, people would go in when the door was left open and our packages were stolen multiple times.
Advice to owner:
Make sure people lock the front door. Perhaps partner with the buiding next door to allow them to receive tenant packages.

Old building but comfortable!

Pros:
Nice and responsive super, with standard fixtures etc - older building so natural wear and not the cleanest but overall comfortable!
Cons:
Cannot control heating, pests, stolen packages, next to public housing and since no doorman they get in the building easily.
Advice to owner:
Hire a doorman/ package room

Pros:
Attractive interior with good-sized apartments
Cons:
Frequently came home to people smoking crack and/or passed out blocking the entrance to the building. Trash and dead roaches scattered in the lobby/basement. Building removed the exterminator sign up sheet they are legally required to post.



Experienced several leaks in different radiators throughout the apartment and was told to wait and see if they go away on their own. The boiler/pipe system was incredibly loud for the duration of the lease and woke us up 2-5am for three months straight. Management did nothing and the super screamed at me when I complained. Was told the pipes were so old they were sagging and popped whenever the hot water went on. Management did not plan to fix because it would be too expensive for them. Terrible upkeep overall
Advice to owner:
Fix the boiler/pipes, hire a better super, and be responsive to tenant complaints.

Hidden gem, great super

Pros:
Building has an elevator, has been newly renovated, is really well maintained, with a great super
Cons:
25th street can be pretty noisy and is just near some public housing so there is often police and fire activity often in the evenings.
Advice to owner:
Keep doing what you’re doing. Lease renewals were reasonable and the building is well maintained!
