Short and Sweet

Pros:
The building tends to be quiet even though it is in a noisy neighborhood. Dogs are allowed (but not via the standard lease). Lovely coffee shop at ground level.
Cons:
The laundry room in the basement is in bad shape (low-quality machines, wet floors). Scaffolding for years and ropes from the roof.

The building was well kept, never had any pest issues or technical issues.
Cons:
Location is not the BEST, but is close to subways and public transport which is great

- location
- elevator building
- trash room
- laundry in building
- doorman security for packages
Cons:
- staff / owner can be very rude and argumentative
- the apartment unit has the basics, but a lot of cosmetic issues (e.g., loose doorknobs, chipping paint on doors and walls, scratched up kitchen floor, scratched up toilet and bathtub)
- no dishwasher or microwave
- building basement appears quite rundown

Pros:
Elevator and laundry machines worked well, could sign up for pest control once a month, walls were good for noise isolation/no noise from neighbors/couldn’t even hear my roommate most of the time
Cons:
Some of the doormen are rude, everything was done on paper (complaints, maintenance) and seemed disorganized and you didn’t have your own record of submitting them, shower water pressure wasn’t great

Pros:
Washer and drier in basement, most doormen are nice and helpful
Cons:
Construction from Hudson Yards goes on at all hours of the day and night. Building also has a lot water bugs and roaches, water has a constant leak in the shower for over a year, lots of black mold in the shower and walls.
Advice to owner:
Shower needs to be fixed and regrouted more frequently

Easy access to 7 line. 24/7 doorman. Elevator. Good water pressure.
Cons:
The cockroaches are out of control and HUGE. Pest control has not improved the situation and they are a constant presence despite all measures.
Advice to owner:
Require spraying in all apartments. Or decrease the rent

Building units are a good size, laundry room is clean, trash is removed daily, pets, doormen and people are friendly
Cons:
The building management is completely disorganized and frankly incompetent. They have lost checks and important documents, then blamed me. They do not communicate with each other and it leaves things very confusing for tenants. The super is non existent and building maintenance has been done, without notice, resulting in excruciating sounds, which is very difficult when working from home.
Advice to owner:
Implement building processes for communication between management and tenants. Employ a super who is readily available to deal with issues and does not disappear during his set hours of availability.

Not great, honestly

Pros:
The location was good, and the ceilings were high.
Cons:
Management was absolutely terrible. Maintenance issues were constant. My roommate had frequent ceiling leaks and rather than repairing it properly, the super just cut out the damaged piece of sheetrock and replaced it, leaving my roommate to have bits of wet ceiling fall on her in the middle of the night. Whenever he did work he also left the place a mess and half assed every job he did. I ended up having to fix some plumbing work he did myself. The management office is no better and are incredibly rude. They also failed to send the security deposit back on time, taking nearly a month when the law requires it be sent within 14 days of vacating the property.
Advice to owner:
Get a new management company.
