Nonexistent management in a meh building

Pros:
Great location, fair price, the units are somewhat updated, good neighbors
Cons:
It is not managed whatsoever, the company (TriHill) never responds. Little proactive things like just painting or replacing carpet would make the building 10x better but they don’t even do basics. Water, heat, and other necessities disappear without warning because of constant maintenance. You have to ask for simple stuff like pest control. There is no super on site so that also means long waits to get anything fixed if there is an emergency. No roof access. Dingy interior with peeling wallpaper. Package “area” is just the hallway and if a package gets swiped the management won’t look at the cameras unless you file a police report. They just literally do not gaf.
Advice to owner:
Provide the basics (water, heat, bugs, clean interiors, safe packages) and be a little proactive about maintaining the building. Honestly if you fixed up the common areas, had regular pest control, and the heat/water quit going out I would actually pay a solid 300-500 more a month — in the end the owner is getting hurt here from getting a better profit. As a resident not being able to get any response is awful.

Pros:
liveable price pre 2022 spacious apartment never saw a rat or cockroach in the building the super that handles the garbage and maintenance requests is a really nice guy
Cons:
where do i start: management team sucks raised rents building is old garbage can pile up in hall way hallways are falling apart water issues all throughout the year heating can be problematic in the winter and makes loud clanking noises at the start
