SLUMLORD RUNNING ILLEGAL VACATION RENTALS OUT OF CHEAP RENT STABILIZED UNITS

There are no pros, don't move into this building, don't rent here.
Cons
1FW - Rent Stabilized - Tenant lives here 1FE - Rent Stabilized - Tenant lives here 1RW - Market Rate Unit (Rented as vacation rentals) 1RE - Rent Stabilized - Tenant lives here 2A - Rent Stabilized - Tenant lives here 2B - Rent Stabilized - Tenant lives here 3A - Rent Stabilized - Tenant lives here 3B - Market Rate Unit 4A - Market Rate Unit 4B - Rent Stabilized - This one is rented on AirBNB and I believe Blackwater a brokerage firm rents it short term as well. The legal rent is around $2,000. It has been rented for up to $4,500.00 or more with short terms rentals. This is illegal. If you have rented this apartment for more than the legal rent, you can contact DHCR and file a rent overcharge. You could be awarded up to 3 times what you overpaid. The last registered stabilized tenant was Timothy Brown. There is an e-bike repair shop in the property next door, so the sidewalk is often crowded with e-bike messengers. There have been murders and robberies in the street. There is a man who comes in to the building to masturbate in a blind-spot on the ground floor at times, in front of the 1RW AirBNB. Packages have been stolen. Apt 1FW often has a really bad smell that stinks up the entire ground floor, it smells like raw sewage. The landlord put up a wall in some of the 2 bedroom apartments to convert them into a "3" bedroom apartments. You can see pictures of the apartments on Streeteasy if you look through the old listing histories. I believe the property has structural issues. After DOB came to inspect, the landlord was forced to install reinforcements of the facade, but the building likely needs foundational reinforcement and work on the rear facade as well, I hear crumbling debris in the rear wall sometimes, the stairs and floors are lopsided. Someone from the property behind the building reported that the building looks like it's sagging in the center. The rear courtyard is overgrown with weeds and even poisonous plants. They don't treat it so I have to buy a lot of products to keep the ants and other bugs out of my apartment. Every spring I get a ton of spotted lantern baby bugs in my apartment. There is also an empty lot next door that is often overgrown and contributes to the amount of insects in the property. The slumlord is cheap and kept the heat at the bare minimum all winter, it was freezing. Their maintenance people come in to fix one thing and do the job very poorly and often cause more issues.
Advice to the owners
Stop being a slumlord, you're going to end up with criminal charges one day.
