Cockroach problem & Appliance issues

Al, the super is very nice and helpful
Cons:
Tons of cockroaches, dirty lobby and trash issues, appliances frequently breaking and taking weeks to fix

Very poor building management, often rude and non-responsive. Has taken months to get major appliances fixed. Packages stolen frequently

There were a lot of beautiful details original to the apartment, built in cabinets and a clawfoot tub in the bathroom.
Cons:
Rodent infestation and 6th floor walk-up that I never got used to

Pros:
Location is really the only pro and this is only a pro if you want to go to catch and buddakan and chelsea market which all get old pretty quick. I paused before putting location because this is also right across the street from the folsom houses project. But, central to lots of other amazing spots and quick access to rest of manhattan so still a pro.
Cons:
Building maintenance is essentially non-existent. I encountered the following issues while living at 350 w 18th:
-Hot water stopped working. The super was unreachable and told me that he was "out of the country" when I contacted him. This eventually got fixed after enough tenants complained but it took several days and nobody updated us on when it would be resolved also no apologies or anything from owners/management.
-The washer and dryer is useless. Takes 8hrs to do a load of laundry and it comes wet and barely washed. Watched every video there is to see how to make it work better and could never figure it out + was never provided help from management. Just gave up and went to the laundry mat on 8th ave.
-Towards the end of my stay at 350 w 18th the apartment above mine would leak through the ceiling and onto my bed. I had to put plastic over my bed during the day while I was at work so that it didn't soak my mattress. Multiple attempts to reach maintenance/owner/management and would only hear back from super days after my text saying that they had fixed it but was still leaking upon my move out.
-Management company is unreachable. The only hope of contacting them will be through email and it will take days and multiple emails to get a response. I didn't get my deposit back until 3 months after my move out. They are impossible to reach, impatient, and disliked by the entire building.
Advice to owner:
should be pretty obvious

-Constantly found dead cockroaches -There was unsightly orange foamy caulk used in the bathroom -A leak sprung in the corner of my roommate’s bedroom, turning the ceiling brown and dripping water constantly. We tried to contact the landlord multiple times to no avail. It remained unaddressed foot at least two months when we decided to move out. -We could not get our security deposit back despite multiple calls to the office. Finally we showed up at the office and they claimed they were *just* getting around to mailing them out that day, after weeks of non response (what are the chances?!). They sent us on our way with our checks only to discover when we got home that the checks had not been signed. We had to go back yet again to get the issue resolved.
