Everything will break

Pros:
Is there any?
Cons:
The super takes forever to fix anything (if it ever gets fixed). We had black mold in the bathroom from a leak from the apartment above that took two months to get fixed. Will definitely see some bugs. The area has a lot of crazy people at night selling drugs on the corner deli.
Advice to owner:
Everything needs renovation

Pros:
*Relatively cheap rent
*Good neighborhood
Cons:
*The walls are thin. You hear everything your neighbor does, so they better be respectful and quiet or you will be miserable. Some neighbors are, others are a nightmare (barking dogs, musical instruments, or just loud people).
*The super is not very responsive.
*The corner is a long-term illegal drug market, and junkies often hang out on the building stoop.
Advice to owner:
Invest in sound absorbing panels or soundproof drywall for shared walls. Enforce 75% carpeting rule.
