Nice Building, Bad Location

Rooftop was awesome, sound system great, elevators, gym, doormen

Not a great block, and the price was expensive given the location/space

Pros:
It's a very pleasant place to live and the doormen are especially friendly. The building is overall clean and the floor to ceiling windows really make it a happier place to live. Whenever I had a maintenance issue, they were quick to resolve it.
Cons:
The location of the building isn't ideal since their tend to be a lot of homeless folks on the street. While they're usually just living their own lives too, it can make walking home in the evenings sketchy. Additionally the building itself could do a slightly better job of keeping the trash rooms clean, or adding bins to the trash rooms. they would often get backed up and smelly

Gym in the building. In unit laundry. Waterfall in the lobby. Walls are quite thick, both above/below and side walls. Pretty convenient to get to 34th or 42nd subway stations and Penn Station/MSG
Cons:
Location is not great, esp near 8th Ave. Doormen are friendly but not super professional.

A little unclean outside on the street on trash days, design slightly outdated

Smog and noise pollution. 37th street is bumper to bumper traffic going west
Lots of new hotels on the same street so more tourists than usual
Dispensary of some kind on this street and 8th Ave
A growing number of homeless hanging around

“On June 2022, at around 3 a.m., two unidentified men approached a 44-year-old man around 8th Ave. and West 37 St. and started beating up the victim.

The thieves then took the victim’s wallet and his Rolex watch worth $30,000 and fled the scene”

Great value in midtown

Pros:
Convenient location - near a lot of subway lines. Staff are friendly and super is responsive. Great value for money relative to the area. Large rooms. Rooftop has amazing views. Have had no issues with management. Sound proofing is great.
Cons:
The neighborhood is not the most polished
Advice to owner:
None - everything in the building is satisfactory. Can't really do much about the surrounding area

Great deal for a luxury building in Manhattan!
Cons:
Very close to Penn Station and Port Authority. A lot of homeless people linger on the block and outside the building. A lot of fighting and drugs on 37th btw 8th and 9th.

New(ish), Convenient location (sorta), Building Staff- inconsistently adequate.
Cons:
The property manager and off-site support team are inept, unresponsive, indecisive, and overall laughably incompetent.
Advice to owner:
To the owner: Rid yourself of stupid Arine Gebian and Lorraine Pacheco. If you are lucky enough to interact, they seemingly lack the awareness of the concept of following-up. Both are equally unpleasant, unprofessional, dismissive, and downright rude. It will be unsurprising if they are both the same person.

Best doormen ever!
Cons:
We re-signed our lease right before COVID. Half my roommates lost their jobs and we had difficult paying rent but the management gave us no concessions. Our apt was listed for $2k less after we left.

Pros:
The super and the people working in the building are great people. Very friendly and will help you the best they can.
Cons:
Management!!!! They don’t pick up their phone. It’s very hard to contact any of the manager. They will not work with you on anything!!!! Stay away!!!
Advice to owner:
Doesn’t hurt to be available sometimes!!!

37th street Townsend Reivew

Pros:
~Room sizes are big enough for a queen-full and a full size desk.
~water pressure is great and included in rent
~building staff is very friendly and creates a safe environment
~ repairs and any issue with apt is dealt with within 24hours
~location close to a lot of great food options
~location close to penn station and port authority. 10min walk
~building allows pets
~building allows flexwalls
~kitchen appliances are all stainless and work great
~in unit washer/ dryer option
Cons:
~a lot of homeless on the street while walking to the east side. Though they are harmless makes it hard to walk.
~traffic on 37th street can get annoying living on the lower levels
~fire trucks/ambulance can be heard daily and even at night
~rent is a little high. Best to try to split with roommates, unless you can afford.
~washer/dryer in unit is a little older in my unit so maintenance is called about every 1.5 months for fix

Pros:
- Doormen are some of the kindest people and very helpful
- Amenities like the roof, gym and in unit washer dryer
- Relatively thick walls. I can never hear my roommates if we’re in our own rooms
Cons:
- Bathroom vent might be connected to other units. I can hear full conversations from other apartments through the vent
- noise levels outside are loud even on the 14th floor
