Pros:
management company charged me below legal maximum rent for two years, even during the real estate boom in 2021-2022. Monthly pest services available at no cost. Safe neighborhood, very commutable. Management company allowed me to bring my dog even though they had stated no pets allowed. Fred at RA Cohen is awesome. Never had a package stolen.
Cons:
Doors are very thin - you can hear everything in the hallway and in other tenants' apartments. Other apartments had pest problems - roaches, mice, but they were taken care of by the super and building management. Insane walkup - move in day was the worst move of my life. Expect a lot of difficulty getting your couch and mattress up the very narrow and steep staircase. Deadbolt on my door was not installed correctly but I haven't had any safety issues/breakins.

Pros:
Close to many trains, nice and responsive super
Cons:
Cockroaches coming in from outside (mostly in other apartments on the lower floors), VERY steep walk up, noise comes in from courtyard on the back side of the building
Advice to owner:
Lower rent because 2500 for a 6th floor walkup studio is insane
