Sabet Group Mismanagement

Very updated, good location in Chelsea near the E train, quiet street
Cons:
Cockroaches seen on all floors, rats jump out at you from the trash cans in the trash area, entire basement floor flooded with sewage multiple times during the year when it rained and Sabet Group was very resistant to fixing it (wading through poop to use the laundry). Half of my packages were stolen and lots of loud college students live here. They run the heat on high starting at ~50 degrees and it is so hot you can't even be in the apartment. Rooms barely fit full size beds. Overall, would not recommend
Advice to owner:
Make this a safe and clean space and this would be a great starter apartment. Be more responsive to tenant concerns. Fix the issues with the heat before someone faints from overheating in the spring.

Pros:
Location is pretty good apart from proximity to the projects and a homeless shelter
Hot water and pressure is really good
Apartments are actually pretty nice inside
Cons:
Landlord is hard to deal with.
Homeless people always break in and steal packages, like every day there were packages ripped open in the lobby.
Homeless also often slept in the buzzer room.
Trash situation is gross - trash room and basement full of rats (but to be fair never saw rats anywhere besides the basement).
No roof access.
Advice to owner:

Pros:
Pay rent online Submit anything broken/needs fixed online Updated hallways while living there Never saw a mouse in the upstairs building. The A/C/E Right outside door. Good oven/mini dishwasher. Nice built in closets.
Cons:
Basement is really gross and smells of rats. However never saw one (mostly running in and out of there). Kitchen/living room (4R) was very small with no natural light. Homeless shelter down the block. Apartment was broken into while there. Not the buildings fault but not ideal.
