Negligent and Shady

Pros:
I love the neighborhood and being just a few feet away from the subway entrance.
Cons:
The Super is only reachable by phone. No text, No email. He loses his phone every few months and the number changes. Needless to say, nothing gets done. I've not had a working over in two years. There is a mysterious dust that comes in through the bathroom vent. It's been almost a year and still nothing has been done.

My apartment was destabilized in 2012. I obtained my rental history and calculated the maximum amount the rent could have been raised to meet the legal rent of $2500, That threshold was not met.

And finally, the landlord once tried to get me to agree to defrauding the government when I needed to obtain rental assistance in 2021
Advice to owner:
Sell the building to someone who will care for it and the tenants properly.
