Decent apartment for price, but still got some issues

* Renovated kitchen and bathroom * Laundry on each floor * Chill front desk staff * Location is close to many subway stations * Amazon delivers packages straight to door. Front desk looks over other packages
Cons:
* Central A/C does not work * Shower drain is always clogged * No hot water in the winter or it takes 10+ mins to warm up, but then runs out after 2 mins * Leaky/running toilet * The trash chute is too small to take any normal size garbage bags so people leave it in the trash room for the super to collect, but leaving trash bags on the floor attracts pests * A few roach sightings, mainly after being away for a while. Not a regular issue though. * Very little sunlight if facing the courtyard * Slow ass elevator and it was broken for 3 months * Property management is not very responsive to maintenance requests. They say they will come take a look at things and they don't. Super is pretty responsive, but isn't given the necessary stuff from management to fix * A lot of tourist traffic on the street * Walls are super thin. I can easily hear neighbors TV from hallway

Soundproof windows! Especially in midtown this is a must and I’m barely annoyed by the sounds.

Torkian: not responsive, unreasonable rent hikes, minimal maintenance

The door staff are great and we have a friendly relationship with the building staff. The exterior of the building is historic and beautiful. Apartments are adequately sized. That said- Torkian bills this as a luxury property, it is far from that.
Cons:
The management company is unprofessional, churns out tenants rapidly as folks cannot keep up w steep rent hikes, have been sued for short term rentals back in 2019 and are back at it again, won’t replace the trash compactor for 2 years now, don’t respond to tenant emails…. I could go on. If you can avoid it, do not rent from Torkian management portfolio of buildings.
Advice to owner:
Get a Super who is helpful, respond timely to urgent maintenance requests, appreciate tenants who aren’t loud college kids leaving pizza boxes and trash everywhere, smoking indoors. Your building is going down hill and it couldn’t be more obvious how much you don’t care.
