Great location, neglected building

Pros:
Amazing location that allows you easy access to most train lines and easily walk to Flatiron, West Village, etc. It's a small building so it's rare that you're fighting for a laundry machine. The neighbors are all really nice. People bring each others packages up and are generally looking out for each other.
Cons:
You are right off of 7th ave and above a bar (Cafeteria) so it is always loud, especially when the bar has a party (Halloween, Pride, etc). Also if you run into any issues the Super, Harry, is pretty slow to respond/get a resolution. When I moved in there were a ton of roaches and the laundry room & garbage room have been "under construction" for over a year so you're stuck with a temporary space for both. Everything in this building is from at least 30 years ago.
Advice to owner:
Invest back into this building and get a Super that actually acts on the tenants needs.

Ongoing Heat and Smell Issues

Neighbors are amazing
Cons:
Heat and hot water switch off constantly. Oil spill in basement caused high levels of CO in apartment. First floor completely gutted leaving second floor open to basement and heating issues. No response from ownership on issues ongoing for over 6 months.
Advice to owner:
Listen to your tenants or rent will stop coming in.

Pros:
Location, decent size apartments, friendly neighbors.
Cons:
Management does not respond to emails. If there is an issue that will cause management an expense, they will avoid your emails and calls until you get tired out. They do not care about the well-being of their tenants. Do not rent here.

Care about the tenants.

Pros:
The super was kind and helpful.
Cons:
Management team was severely unresponsive. They changed location of the laundry room without notice and changed all the machines to new cards systems so any money you had on the card was forfeited. Saw a few roaches but nothing crazy. The front door to the building never closes behind you, and there were multiple break ins. In one case a homeless woman was living in an electrical closet on a floor for a few weeks, and packages were regularly stolen when people could walk through the front with no issue.

- nice location in chelsea
- has fios gigabit internet
- good wash and fold location nearby
- nice restaurants and grocery locations nearby
Cons:
- caught around 7 mice
- packages got stolen from the mail room
- building management never fixed security camera while we were there
- if you have someone living above you, you will most likely hear everything
- caffeteria gets louddd at night (24/7) restaurant
Advice to owner:
more security measures please and better insulation between the floors

Stop the Hazardous BLACK MOLD in your apartments and building. Beware get the housing preservation department to test your apartment

our super has responded relatively promptly to any problems that we have (mouse, leaks, etc.) and is really helpful

Stay Away, Owner is a mess

Location is great.
Cons:
The building management have lost control of this building and falsely advertise it online. There is no live in super.

The hot water goes out 1-2 days a month, currently in April it has been out 5 days in a row.

The elevator is ancient and gets stuck on a regular basis between the 4th and 5th floor.

There was a 4 month period that construction was going on in the basement of the building and the front doors were propped open. Packages were going missing on a daily basis. When asked for the camera footage in the lobby the landlord response was “those cameras don’t work”.

The landlord of this building never responds or fixes anything. I would stay far far away.
Advice to owner:
Do better. Be a human. Take care of your tenants who have been there for 20+ years. And stop over charging new tenants with false promises.
