Cons:
No amenities other than laundry in basement. Expensive. Super can be cranky. Too hot in winter. Minimal natural light, particularly when not facing street.
Advice to owner:
Wish super was more friendly

Pros:
Well maintained by super and staff, common areas always clean. Great option for an amazing location between flatiron/union square/Chelsea and walk to GV and WV quickly. Apartments are large for the area and price but building is older
Cons:
People easily able to enter building as only virtual doorman. Missing luxury amenities but whenever an issue goes wrong the super and staff get it fixed. Good luck if you want help or to talk to Pan Am (building owners) - won’t reduce rent or listen to circumstances. No communication whenever work is being performed like water being shut off or waking up to scaffolding. You can hear neighbours easily even with doors closed.
Advice to owner:
Email or text communication to residents from Management when water is off/work being performed/stolen packages and especially when security issues occur (break in!). Would be great to have increased storage space for packages as they have been getting stolen when left in foyer.

Good no-frills building

Pros:
This apartment is very what-you-see-is-what-you-get, no additional improvements will be done and there are minimal apartment amenities. Super is generally responsive to text and building staff is friendly. Location of the building is great and I liked the loft layout of most of the units in the building I toured. Kitchen is also a decent size with counter space. In contrast with other reviews, I actually think the walls are much thicker than other apartments I've lived in, I can usually only hear my neighbors occasionally through the door.
Cons:
Construction on front of the building is a pain and we were not notified of how long it will be. Workers are pretty inconsiderate, constantly shouting right outside my window in the middle of the work day. Heat is sometimes too low for the winter. For the price, I would have liked some amenities such as a common-area or doorman.
Advice to owner:
I wish there was better heat control and more communication around construction and maintenance.

Nice building with thin walls

Pros:
This is a nice building with spacious apartments in a great location. Clean, plenty of storage, easy access to the subway in case Covid ever ends, garbage and recycling on each floor.
Cons:
Whatever is not included in the apartment when you sign the lease will never be added or done. The super’s first response to issues that arise is always to do nothing and hope you don’t complain again. Packages are supposed to be ordered in the closet but are randomly jumbled enough that you typically have to sift through all 89 of them to find what’s yours. Walls are thin and convey noise surprisingly well. Outer walls are thin too. Building under construction for several months now leading to endless noise disruption every weekday.
Advice to owner:
Simple touches like fixing random things in apartments like shelves that smash shut or not enough hooks in the bathroom would go a long way to making this feel like a nice building.
