Great value overall, not perfect, but as much as you can ask for in NYC

Convenient location, although 6th Ave is very busy and loud. Units are decently renovated, especially for the price. Building management was always quick to deal with any issues. Sound isolation from other units was good. No major complaints.
Cons:
Elevator was very slow, windows let some sound in from street noise. Rents increased quite a bit each year, but that's how the market was overall.

A Great Building

We lived at the Capitol for four years (through Covid). In general, it has a good location, great doormen/staff, and reasonably responsive maintenance. We were lucky to have outdoor space which is a real perk. They are also reasonable with the security deposit and return it in full as long as you do not do anything crazy with the unit.
Cons:
We had some issues with cockroaches during the summer but they were prompt in remediating the issue (and did not have any subsequent summers). The elevators take a long time and occassionally go down, which creates a long line in the lobby. The neighborhood at times can get very hectic and some shady characters from the Penn Station area will meander down.

There is a dog run and lots of dogs in the building to play with. Gorgeous rooftop to enjoy. The apartments are clean and are being modernized. Definitely a secret gem in the area.
Cons:
The doormen aren’t very helpful - they don’t open the doors, don’t check guests walking in, and don’t answer the phones. Also there are slow elevators so you are often waiting.
Advice to owner:
Evict the man from 21F. He is a liability of a neighbor, very rude and troubled.

Love the atmosphere of the building and all of the public spaces. Have hosted numerous get-together with friends and appreciate the in-house gym as well.
Cons:
The hot water often stops working, and the elevators can get so backed up (there’s 4 of them in a 40FL building, sometimes 2 will be out at the same time). Also: they’re a stickler for rules and they will find out if you have more people over than you should (in the public spaces). Not to mention that the package valet has the worst times so if you work a normal 9-5 you’ll never be able to get your package!

Way too many eviction threats from ownership. From virtual reality land 😴😂 Management 100% needs to seriously re-evaluate social and party rules for a whole new generation of tenants!

Pre-Covid Tenant Review

I liked the renovation that Bozzuto did to the lobby, the elevator upgrades, and cellar common areas, and of course the rooftop. I had a one bedroom and it was adequate size for me, although the bathroom felt small.
Cons:
I did not like that the courtyard behind the building remained closed for the entire time I lived at the building. I used to have lunch in that courtyard when I worked nearby. I did not appreciate the insane cost of laundry in the cellar laundry facility. Every week it was about $30/week to wash my clothes—the dryers sucked!! My rent was absurdly high ($4300 for a one bedroom). I left NYC for good once covid hit. The building mgmt allowed me to break the lease, they wanted me to pay an extra month so they could find a new tenant—however someone else in my building took over my unit immediately, yet the building still wanted me to pay for the supposed vacant month. I discovered the new tenant was coming in and confronted mgmt and they backed off the vacant charge. That’s a lot of money I would’ve paid for nothing. Instead I used that money to get the fuck out of NYC. I’m never coming back to this hellhole.
Advice to owner:
Good luck finding tenants to pay a ton of rent when nobody wants to be in NYC anymore. Look around on 6th Avenue, most of the shops and businesses are long gone. There is absolutely no point to be in New York anymore.

A good choice in the neighborhood

The combination of location, high rise building, luxuriousness, and price is compelling.
Cons:
The valet manages the packages and they are only open until 7 PM weekdays 4 PM Saturdays closed Sundays. As a resident you wind up not accessing your packages for days on end as a practical matter. There a long waits for the elevator, especially during rush hour.
