Great Views, Outdoor Spaces, a couple of the doormen are really good.
Cons:
Tenants from numerous short term rentals in the building make it feel like a hotel. Lots of garbage left around and pot smoking and noise. The on site managers are rude and incompetent. Several things promised before we signed the lease were lies. They have no real system to repair broken appliances - just a single building super that marks repaired requests completed immediately without actually fixing anything (our new building has a staff of 6 engineers to make repairs) The elevators are broken a lot and there are only 3 (our new building has 7 elevators). Every day they take one elevator out of service to do trash service at 5pm - right during rush hour so there’s always a line to get on an elevator. There is often smoking in common areas (against the law in NYC). Amenities are very expensive. The building is located on a street with lots of bars, massage parlors and stripper clubs. On Sunday mornings there are puddles of vomit all down the street The abundance of windows in the apartments makes them very expensive to heat and cool. The gym is not monitored, people hog equipment or stare at their phones while tying up equipment. Lots of turnover of doormen. The freight elevator is also a passenger elevator so it’s very hard to get a move in or move out appointment.
Advice to owner:
Sell the building to someone who will actually manage it. The building itself is beautiful.
