Great value apartment with a lot of compromises
Pros
> Some units are renovated and have nice finishes > A good amount of space for the price
Cons
> The building is very old - so expect VERY loud ceiling stomping on a constant basis (a few renovated units have new floors and this issue isn't present) > No AC in the bedroom > The radiator is centrally controlled, and if you want to disable it with the valve - you cannot. Extremely hot unit in the winter > Windows are weird - so don't expect to keep them open, etc. > No view > No elevator or doorman
Advice to the owners
Conduct renovations for the unrenovated units

Pros
The location usually shocks people, HERALD SQ!?! People live there? But 36th st is lined with hotels which means the street feels safer. You’ve got 4 star hotels and 5 star hotels, so many food options, and the bagel joint downstairs watches out for you!
Cons
Not much green unfortunately, and I choose to take a cab back home if it’s dark out. Never been in danger, but it feels better for me. Again, hotels next door make you feel more guarded. The stairs are painful! But my muscles thank me :)
Advice to the owners
Landlord is a good man! He tries to be as responsive as he can. Unfortunately , he lives outside the city so has to hire people to fix things….this proves harder then expected! Regardless, the building is a sweet time I will always treasure. The good, the bad….it’s part of the whole NYC lifestyle :) neighbors are stupendous!
