Super central, lively/loud

Pros:
Convenient location.
Building super is attentive and responsive.
Modern fixtures and appliances in-unit.
Noise doesn’t carry over too easily between apartments, but can hear yelling/dogs barking from time to time.
Cons:
A ton of street noise from cars, emergency vehicles, people - windows don’t do much to block out the sound. This may be less of an issue on higher floors.
Safety in the area seems to have declined in recent years (building does feel secure though).
Some of the most expensive in-building laundry I’ve seen.
Rent increases >10% per year with no room for negotiation.
