Awesome location, nice rooftop, high ceilings, doormen take care of packages, building staff is quick to take care of maintenance requests

The building is OLD. You can hear nearly everything on the street, and I live on the 10th floor. There are only 2 elevators, but one is service so it’s often unavailable. Takes forever to get the elevator at times… building management definitely overcharges for the apartments and they will not negotiate. Plumping and pipes show their age.

The staff do an amazing job with everything from securing packages to maintenance. Danny, Naser, Uron are an amazing team. Enis, Haxhe, Miguel are some of the best people I've ever met. There has been some shifts, but they are always professional and kind. This is something we will miss about the building and also the location. Roof has an unbeatable view of the Empire State Building.
Pre-war charm. If it's your thing look no further. The location can't be beat.

loud street, parades all summer, annoying elevator placement, uncontrollable heat
If you face 30th street, it will be very loud. Migrants have moved into the building across the street and the scaffolding on these buildings have made it a hangout spot where music and smoking will impact your quality of life. It has become an every day occurrence.
The heat is relentless, it's always blasting in the winter so you will be opening your window regularly. It is included though!
Parades. No one told us this as we moved in during COVID, but they are back in full force. You can except parades on Madison Ave all summer through most of fall.
Finally I think I will just say we've loved it here, but we feel we've outgrown the building. There are certainly some older tenants (30s+), but a majority are early 20s. I think a big reason why is because they allow flex walls. The tenants are not as friendly as the staff so don't expect fellow residents to hold the elevator or even acknowledge you.

Management is extremely unresponsive; they do not care if your unit needs fixing until you move out just so they can make it look good enough to trick the next tenant. There is a severe cockroach problem in the lower floors, especially in the summer months. The noise insulation is terrible. You will hear everything happening at the street level and have to sleep with noise-cancelling ear phones in. The management came into my unit WITHOUT NOTICE to patch a wall and paint a room, BEFORE OUR MOVE OUT DATE. Dirty, musty laundry room and common areas. AVOID LIKE THE PLAGUE. DO NOT LIVE HERE.
Advice to owner:
Care about tenants a little more than profit. You're running a slum house.

If you are on the side of the building that only has 1 elevator, it is really confusing for visitors or delivery people and the doormen don’t help. They also do not call up or stop anyone that enters the building. The best thing that they do is make sure no one steals packages

Why live in Midtown?

Danny, Jimmy, Miguel, Haxhe, and the rest of the entire staff. The individual from the management company who would contact renters (2018 to 2019) was also nice.
Cons:
Extremely large roaches. No pest control. The bugs were always very alive. Also way too expensive for a building that faces another building.
Advice to owner:
Boric acid.

Charged Wrong Rent

We were charged the agreed upon rent for 15 months straight and then the building sprung a $14k lump sum charge. Landlord was not quick to reply and would not admit to the mistake. Extremely unprofessional. Said it was ‘clerical error’ and we still owe it. Landlord illegally forced us to move out one month early with minimal notice. Renters beware!!

Don’t scam tenants

Haunted bldg

-great location -spacious apt -front desk -Supermarket in bldg -pet friendly -Good natural light in rooms -rooftop access
Cons:
-Haunted.... like legit. Move in and you’ll see spirits. No joke. -maintenance isn’t too great -roof closes at 10 and if you’re there at 11, you’ll get the guy living in the pent house yelling -Lots of construction around it so you’ll always wake up at 6am

Update the carpets in the hallways! Or Atleast clean them
