Nice building in a great neighborhood.

Pros:
Clean, nice residents, good doormen, generally well run building. A few minor plumbing problems (brown water sometimes and hot/cold water is mixed up at times -- likely due to illegal plumbing in one of the lower apartments; but not a serious problem at the moment).
Cons:
Somewhat sketchy management company that often makes 'mistakes' in the math on the leases -- so the lease renewal might say it's a 3% rent increase this year, but if you actually check the math yourself, you'll see they put in a 4 or 5% increase as the actual dollar amount. If you point it out to them, they will say it was a simple math error or typo, and they will correct it -- but if you don't notice it, then that's your new rent -- and this happens way too often to actually be a simple 'typo'. But other than a fly-by-night management company, the building itself it very nice.
Advice to owner:
Check the plumbing in all apartments to see why the brown water and why the hot and cold are mixed up (very hot water comes out of the cold kitchen sink faucett -- but only at certain times -- did someone add a supplimental, illegal, water heater in their apartment that's backwashing?).
