Fine if you like living with rodents
Former Tenant
Pros:
Amazing neighborhood, super quiet street, never had any issues with neighbors.
Cons:
Very very old building, every appliance broke down at some point while living here. Our bathroom is covered in mold on the ceiling and the building refuses to fix it. Main issue that we have dealt with is a building wide mice infestation. Beware. You will have rodent roommates if you live here.
Advice to owner:
Respond to complaints.

RUN from this building
Former Tenant
Pros:
The super is really nice and tries to help.
Cons:
Major major major mice infestation. Management couldn’t care less. Do not waste your money here. We got a building 10x more beautiful, clean than this one right down the street for only $500 more than this. Stephanie the property manager is rude, condescending and extremely inexperienced in what she does.
Advice to owner:
Take note of what other management companies do aka respond to their tenants and actually care about issues they’re having.

Great Super! Wonderful location
Former Tenant
Pros:
The location is amazing! The bedrooms are huge and the windows in the bedroom are great as well! The building feels very secure even though we don’t have a doorman. Great trash area and the super takes care of all the trash. Two good size closest in the main area.
Cons:
No living space in the 2 bedroom units. Very outdated appliances in the kitchen. Very old heating units. Lack of storage (no storage or closets in the bedrooms). Very small kitchen as well. The washers and dryers aren’t the best.
Advice to owner:
Solving issues in a more timely manner would be appreciated

Great Location but Mediocre Property Management
Former Tenant
Pros:
1) Location 2) Elevator 3) Laundry in Basement 4) Live in super
Cons:
Terrible property management. Repairs take months and months to get completed. Repairs that need to be outsourced go to the cheapest bidder which means that the work is often subpar. Management only cares about maximizing profit. They actually raised rent during the pandemic and were not accommodating at all which is why a ton of units in this building are empty.
Advice to owner:
Adapt more to the current climate. If you’re going to be charging high rents, make sure the units are up to par. You’ve lost so many tenants because of the corners you continue to cut to maximize profit.

Long Time Tenant
Former Tenant
Pros:
You cannot beat the location. Very central. The building also has an elevator and laundry in the building. Most units do have a dishwasher as well. Some units are also rent stabilized here.
Cons:
I’ve seen a lot in my 4+ years of tenancy. Parkoff is very cheap and it is very difficult to get them to do timely repairs on non-essential issues. If the super can’t handle it, they outsource the repairs to the cheapest repairmen who do subpar work. Most of the apartments have very old appliances and are not gut renovated yet rent prices are through the roof. Even in the pandemic, they haven’t lowered rent on the myriad of vacant apartments. If you’re thinking of renting here, do your research and come prepared because they constantly cut corners in every aspect of their business.
Advice to owner:
Reinvest in the building with meaningful updates. Not just as an excuse to raise rent for the upcoming year. Adapt to the times and take tenants concerns and complaints seriously.
