Mold in washers

I was disappointed to find mold in the washer shortly after moving in. It took a couple of weeks for maintenance to replace the gasket. However, even after that the washer continued to smell bad. The few washers in the common area are also not kept clean and have hair, coins and dirt inside. On one occasion I even found a nail file.
The noise levels are not too bad but my apartment is next to the elevator and I can constantly hear it when it stops on different floors.
Advice to owner:
Fully replace the washers in the units

overall nice building, not too many units per floor which is nice. can't hear too much noise from neighbors, balconys are nice, doormen and super are pretty nice and helpful

Consistent issues with washer/dryer in the unit and maintenance sometimes takes 2+ weeks to fix. I still think it makes my clothes smell bad. AC and Heat units have had multiple issues as well, no heat for almost the entire first week of winter where it was 50 degrees in our apartment. Building communicated better about this though and tried to fix the issue asap. Pretty busy location with foot traffic and lots of college students in the area. Minimal transport options on the east side.
Advice to owner:
Replace the washer/dryers or be able to clean them on a quicker basis than 2+ weeks.

Amazing views from the rooftop

After many years of living at what should be an amazing residential building in Gramercy, my Partner and I have sadly decided to leave.
Building management refused to offer us the 3 + months of free rent for a 12 month lease that new residents were being offered as it was not "in their policy" to offer discounts to current residents. With rent prices in NYC down 25% to 30% of pre-pandemic levels we felt we had no choice but to leave.
A warning to all potential residents;
- Instrata/ Greystar are a faceless/ emotionless corporation and are impossible to deal with/ appeal to. So while you may be offered attractive discounts when you sign up, do not expect anything when you renew your lease. They have proved time and time again to us and other residents that they are all too happy to see you leave and find someone else. Super disappointing when you have made somewhere your home.
- Construction on a 22 story residential building broke ground in January 2021 and will continue until April 2023. They start work at 7am every weekday and plan to work weekends. All apartments facing 3rd avenue will be woken up by very loud construction noises for at least the first 10 months of construction, possibly more. We work from home and I can attest that the noise continues all day and is very disruptive. If you do plan to move in, please keep this in mind.
- There are severe restrictions on the building amenities. The gym is only open a few days a week and only on "even" hours. The building sites nameless covid reasons for this restriction. The (amazing) roof cannot be accessed at certain times of the day and building management is quick to escort you and your guests off the roof and cite you with a "lease violation" for breaking their arbitrary rules.
In general I would warn all potential residents that this is anything but a luxury rental and I would strongly advise you to look elsewhere or negotiate hard before signing a lease.
Advice to owner:
Be reasonable with your tenants and treat us like Human Beings not inventory items

Nothing but good things to say. Doormen are the best, apartments are spacious and beautifully outfitted. Awesome location. Responsive and professional management.
Cons:
There isn’t anything negative I’d write about this building. I guess I wish the hallways were re-done/updated.
Advice to owner:

Great living experience; nightmare security deposit ordeal

Pros:
Building staff is amazing. So friendly and fast to complete any request. Special shout-out to Chris and Carlos. They are amazing dudes who are great at their jobs.
Cons:
After moving out, it took them over 120 days to return my security deposit. Only after threatening commercial litigation (as the amount was too much for small claims court) did they actually cut a check, even though they claimed they had sent ones months prior. Once 14 days is past your move-out, get ready for a wild ride.
Advice to owner:
Treat your current tenants better than prospective tenants. It’ll keep us around.
