Private prewar building poorly converted into 3 apts

Pros:
The location is perfect for Baruch and NYU students. Bedrooms are average size for NYC standards. TJs, Target and many great vegetarian restaurants within a few blocks.
Cons:
No garbage or recycling anywhere in building. Must hold trash and recycles in your apt until trash/recycle day. Heat control on 2nd floor common area where anyone can adjust/turn off heat at will. No closets in any room. AirB&B apt on the 2nd floor. Ultra low security. Not advised for young female renters as there is a shelter across the street. Dental office in building, lots of in&out traffic on weekdays.
Advice to owner:
Lockdown and secure your building, provide trash and recycling amenities.
