A fine first place to live, don’t expect amenities

Pros:
Packages never got stolen. Lots of young people around. In my floor it was pretty quiet at night and during working hours. Roof is accessible (tho technically not allowed). But management is completely non-present, so you can basically do whatever you want.

Neighborhood is great and convenient, Gramercy is super underrated.
Cons:
People will leave trash in the stairway. The trash room is outside.

There’s a frat in the courtyard behind the building who will often throw loud parties.

Walls and doors are VERY thin, so you can and will hear your neighbors.

The heat is terrible, apartment was regularly in low 60s during winter, even after repair.

Super is very hard to get in contact with/to schedule repairs. My heat was not working and it took weeks of nagging and an eventual 311 report to escalate it to management and eventually a repair.

Had some occasional small bugs but nothing bigger. They had an exterminator come through every once in awhile

Water pressure is bad on the top floors

Nice Place, Horrible Management

- good size rooms, including living room + kitchen
- washer + dryer in units (only 1/2 of units though)
- great location
Cons:
- management is HORRIBLE - will not respond to your requests ever.
- super is also bad and doesn't know how to fix anything.
- residents leave their garbage out in the halls and expect someone to pick it up for them (that's not how this building works...)
Advice to owner:
Get a new super and start responding to resident requests.

Radiator Nightmare

Pros:
Cute location, quiet street
Cons:
Tiny rooms, no laundry, and worst of all - the incessant clanging of the radiator that went on ALL winter long that kept me up all night with water spraying on my face. Furthermore, I'd come home to half an inch of standing water that had seeped out of the radiator too. This went on for months with no progress from the management.
Advice to owner:
Get management to be more responsive to issues.

-The super was chill
-living room was “bigger”
- Nice rooftop
Cons:
-The tilted shower floor that made it pool with water every time
-The owners who literally never answer emails or calls
- Clogged drains
- Clogged washer and dryer that didnt dry properly

Please answer your phone calls and emails thanks.

Location, Albert (super), natural light
Cons:
Horrible management, took MONTHS to get a response from management about fixing leaks in building, a lot of street noise at night, TINY rooms, no dishwasher or laundry
Advice to owner:
Be more responsive and fix things when tenants tell you that they’re broken
