Quiet old building, next to the police so it seems quite safe.
Cons:
Apartment was on the first floor, was quite dark.
Advice to owner:

Enjoyable, old NYC building

Pros:
Great street/location, quiet, exposed brick wall, felt safe being on a street for only police parking, have never had any major issues
Cons:
Old building, old appliances, no central A/C, couldn’t control heat level, tiny kitchen, had cockroaches (building provided exterminator, fixed problem quickly)
Advice to owner:
Covid adjustable rent (renewal option stayed flat mid summer 2020), better repair men, work on bathroom was sloppy
