Pros:
Street is beautiful, location amazing, spacious apartments
Cons:
The management is rude and slow to respond. The building has a roach infestation and they do not address it.
Advice to owner:
Hire new staff / exterminators

Pros:
Location is great, elevator, doorman.
Cons:
Cockroaches (although they will spray inside your apartment which is nice), loud neighbor (probably just mine), pricey for what you get (no dishwasher), laundry is dirty.

Pros:
Most units are updated and have nice kitchens / bathrooms. There is a gym in the basement and laundry on every floor. Package room helps make sure nothing gets stolen.
Cons:
The doormen & management company are the most unhelpful bunch of people I’ve ever dealt with. They do not track who is coming into the building, charge you $150 if you are ever locked out of your unit, and are never quick to help you in any way. We had a rat in our unit and the doorman told us to wait 2 days for pest control to come, and never sent someone to help until we pestered 3 times. Management will not respond to emails with anything helpful, and will take months to get back to you with questions. The building often undergoes maintenance and there were times when we went 14+ hours without power with no help or subsidies from the building. They always tell you these maintenance projects will be shorter than they actually are, and you will be stuck without hot water or power frequently. Furthermore, this building charges insane rent for units where most of the bedrooms do not have windows.
Advice to owner:
Hold yourselves and your doormen accountable. If tenants are going to pay a premium to live in a “luxury building,” you should service your properties as such.

Honestly very great place to live

Gym, staff is great, package room rocks, maintenance requests are responded to timely, very clean in hallways
Cons:
AC units make noise constantly, even when they’re off

Some of the washer and dryers are in one so it takes like 4 hours to dry and ruins most clothes

It’s an apt in a nice area of Manhattan I guess
Cons:
The apt management is an absolute joke. I was dealing with them on a listing and the person left and nobody else checked their email. When I finally got ahold of them he said “do you know how many emails I get?” Where do they find these clowns?

Now they’re charging late fees on auto-pay payments to multi-year tenants who’ve been in the building longer than them
Advice to owner:
Get rid of all the mice, hire new management

Improve the walls, get rid of roaches - I shouldn’t have to put sugar and flower in the refrigerator as a precaution

Pros:
Very kind doorman. Hallways, elevators, and other high traffic areas remained clean. Great location within waking distance of the 6 train.
Cons:
Failed to alert us of ongoing construction after we moved in. Two apartments on either side were renovated from 6am to the afternoon. Extremely noisy.

Elevators are slower than a mailman on Valium.

Clean, livable, nice amenities including gym. Staff are friendly and maintenance / pest control are prompt and effective. Overall, a positive living experience.
Cons:
Building is loud and walls are thin. Frequent noise from neighboring apartments. Hallways often smell of marajuana smoke.
Advice to owner:
Would be nice to see the lounge completed.

College dorm like atmosphere at times, some door staff is great, others don’t want to help.

Stop the large parties that sometimes happen. That’s the only downside of this great building!

HORRIBLE MANAGEMENT

There are no pros. Stay away from this building and you will thank me later.
Cons:
Horrible management company, not sure they have heard of the saying.. “The Customer is Always Right”. Although all the apartments seem renovated the appliances are horrible I had a washing machine that leaked for 6 months and they told me it was because I put too much detergent in. Well about 6 months later a plant started growing in between my floor boards. The towel rack they have installed is completely crooked. They leave confidential papers out for the entire building or all of NYC to see because although they claim they are a doorman building they often have one person working both sides or better yet the “concierge” is SLEEPING. They allow Airbnb’s during a pandemic and the property manager takes 3-5 days to return an email. The list goes on and on....
Advice to owner:
Get your shit together, you’re lucky to have a job.
