Great starter NYC apartment for those in their 20s!

Pros:
The building is in a young and fun, but safe area, and surprisingly quiet. Great for those in their early 20s just moving to the city. Close to the 6 lines and M15/M101 buses. Super easy to get around.

Finishings are nice and apartments are spacious, although after meeting some of my neighbors I’ve learned that each unit can drastically vary in size (even though rent may be the same for both units).

We’ve seen minimal roaches and an exterminator came pretty quickly when we’ve reported it. No rodent issues. Maintenance is also very responsive to requests, although they may show up without warning.
Cons:
The laundry room is technically a walk around the corner so you have to go outside to get to it and it can get pretty busy since so many buildings are using it at once. Also not uncommon for 1/3 of the machines to be out of order at any given time.

The heat also broke for the majority of winter so it was impossible to escape the cold. You were pretty much forced to sleep in full sweats and invest in a space heater.

Also while maintenance is great, management will just ghost you if you ask about anything that they don’t want to deal with.
Advice to owner:
Respond to your tenants!! It’s not cool to only be responsive when it’s convenient for you. Also please fix the heat

Decent building with limited communication from Managment

Pros:
Water pressure is great. Our neighbors are quiet and respectful.
It’s a great location for someone in their early 20s.
The apartments are small, but they do have pretty great finishings. The counter tops are granite, and the showers are tiled and seem to have been renovated recently.
Cons:
Management takes a little longer to respond than I would like. Handymen/Exterminators just show up without any warning from management. At least they are showing up, though.
When we moved in there was a pretty serious cockroach problem. There was no one living in our unit for at least 2 months before, so they had plenty of time to call an exterminator before we moved in and blocked a lot of the trim with our furniture.
The heat doesn’t work all that well. I’m not one to usually complain about that since I’d rather be cold than too hot, but on the coldest days this winter, it was 45 degrees in my room in the morning, which is tough.
When we were looking for apartments, we saw that this building said it had “Laundry in Building”. This was simply not true. The same management company manages a few buildings on this block, and the “Laundry in building” was actually a block away, and are quite expensive.
The trash situation could be better, as we have to walk half an avenue to throw our trash away. That may just be the consequences of living on an Avenue rather than a street in NYC.
Advice to owner:
Remove the “Laundry in building” note when offering these apartments. This is simply not true.

Wouldn’t complain if heat would work for more than a few weeks at a time!!!

Pros:
The apartments are updated and there are two laundry rooms in the building around the corner. There is a doorman there as well to collect packages. Rent is pretty low (due to COVID) and the building is located in a fun and safe area.
The stairwell of the building is cleaned (mopped) probably every week or two.
Exterminator available on a monthly basis upon request.
I really like the super but unfortunately management is not the best.
Cons:
My heat was broken for all of November and most of December. After complaining to management throughout the month of November, they finally fixed the heat, but it broke again a couple weeks later. They offered me a small discount off of rent after some SERIOUS bargaining. While the heat still works slightly now, one of my rooms is still 55°F (this is after I already put more insulation on the windows). I have submitted another complaint and they are in no rush to fix it whatsoever.

Additionally, when I moved in, there were 7-8 cockroaches that came out of the shower drain. This was because the apartment hadn’t been lived in for ~3 months, but I would’ve hoped they had had an exterminator come in prior to my move in. Luckily they took care of this right away.
Advice to owner:
Don’t leave your tenants in the cold! And be more lenient with giving discounted rent - I could’ve called 311 on you MANY times.
Also, ignoring multiple emails in a row is not the best business etiquette.
