Cheapest Rent in Manhattan, but you get what you pay for

Pros:
Cheap AF Rent! Semi-decent location. Neighbors are all normal and quiet. Haven't seen any roaches or mice (which I'm sort of shocked by, *see cons). High ceilings. Natural light in bedrooms. When the owners respond they are very kind.
Cons:
Common Areas: When you walk inside the tiny vestibule you are greeted with piles of trash... I'm embarrassed to have guests over because of this. The stairwells are unkept and carpeted and there is a broken step... I suggest ripping up the carpet and installing new flooring, fixing the stair and repainting the walls.
Unit: No windows/natural light in living rooms/kitchen, outdated appliances and hardware, broken baseboard heaters, extremely low water pressure in shower and sinks, leaky faucets, toilet sometimes do not properly flush, sink clogs easily, had to practically beg for the unit to be cleaned and repainted and bathroom re-caulked before moving in, multiple light fixtures missing covers and just have bases with light bulbs, whoever painted got white paint all over brown cabinets, multiple leaks have occurred in window sills, not a single closet in entire unit
also property owners don't speak English very well so they have property manager handle most comms and he barely answers
Advice to owner:
Just put the trash receptacles outside PLEASE. We are begging you!
