Loud and Nice
Former Tenant

Overall awful experience
Former Tenant
Pros:
It's in Manhattan.
Cons:
This building is run by a corporation designed to suck as much money out of you as possible while making your life extremely inconvenient. You are charged for everything, moving outside of business hours, $500. You will be charged for anything and everything wrong with the unit on move out. On top of that, this apartment is extremely dusty and gross and they charge an obscene rental price. This is designed to take advantage of those who don't know better, primarily those coming to the city for the first time. STAY AWAY. This is not even mentioning the fact that this apt is right outside the midtown tunnel, making it extremely loud at all hours.

Pretty Dope Spot
Former Tenant
Pros:
Incredibly safe, nice lobby with secure package area, two elevators, incredible building management and super. My studio was very spacious and had lots of closet storage. The building’s super and manager were both legit!
Cons:
Great building but the water pressure was always super low for some reason. I had lots of random things break but my super was great about fixing them. The noise did not bother me but the street did get very loud due to the tunnel.
Advice to owner:
Clean the AC units so they properly cool the apartments!

Overpriced!
Former Tenant
Pros:
None. The building sucks.
Cons:
I do not like the location. I do not like my noisy neighbors. I do not like the fact that they have raise my rent almost $1000 in two years. I do not like the responsiveness of the landlord to issues in the building.

Overpriced, good location, loud
Former Tenant
Pros:
Professional management, and that's about it.
Cons:
Building is old, expensive due to location. Also very loud due to midtown tunnel, with loud neighbors on the patios below who party outside consistently. Balconies are also essentially useless due to their size and odd choice of self-closing door. Unit could've been cleaner, balcony door was absolutely filthy

Good place but noisy
Former Tenant
Pros:
Thick walls between units so you don’t hear your neighbors.
Cons:
No way to adjust temperature in apartment. Very noisy due to traffic.
Advice to owner:
Better windows to manage outside noise. Allow tenants to adjust unit a/c & heat.

Nice, dirty at first
Former Tenant
Pros:
My AC was fixed pretty quickly when I notified the super that it was broken. In general the neighbors are nice and the building is in a nice location out of the way so it’s not super busy around. The super is really responsive also!
Cons:
The apartment was definitely not cleaned before we arrived, the old tenant still had some stuff left in the kitchen, the floors were super gross, etc. Also, nothing will ever get replaced even if it’s broken, we had a shelf that broke and it was duct taped back together as a fix.

Not bad living
Former Tenant
Pros:
Location to public transportation, laundry in basement, bars/restaurants/grocery stores/convenience stores/delis all walkable, elevator
Cons:
VERY noisy at all hours (my unit faces 37th st and tunnel exit), no shoulder in front of building making it extremely difficult to move in/out or park with a car, laundry machines are expensive and always flood, only 1 dryer machine works well, we’ve had mice & cockroaches (not an infestation, just once in a while), construction throughout the building, pipe leaks
Advice to owner:
There used to be a facilities worker that would always clean hallways, stairwells, front doors, laundry & mail rooms, but he no longer is here and the cleanliness has gone downhill.
