Building Report
Once you submit an anonymous review for this building (or any other) you will gain access to the entire openigloo platform
Summarized from anonymous rental reviews on openigloo.
Recent reviews highlight the building's prime location in Gramercy, spacious units, and generally calm surroundings as advantages. However, consistent complaints about cleanliness, pest issues (roaches and rats), unresponsive management, andmaintenance delays are prevalent. Noisy construction in the area, inadequate extermination services, and faulty appliances deter residents. Suggestions include rigorous cleaning, urgent repairs, and improved responsiveness to tenant concerns to elevate the living experience. Despite its positives, addressing these fundamental issues will significantly enhance the appeal of this building for potential renters in the vibrant neighborhood.

Fine for first apartmenr
Former Tenant
Pros:
Great location in gramercy and big space for price

Not well maintained with not so great management. A lot of loud construction with no end in sight.

Great location, meh apartment
Former Tenant
Pros:
Location, is next to a school so pretty quiet at night
Cons:
When we moved in the unit was filthy and had not been cleaned at all, if you are not very diligent there will be roaches (and even when you are there will be some), we lived on the top floor and had some leaking in ceiling with heavy rain, super is ok about fixing things but you usually have to bug them a bit, pre-war buillding so there is a lot of dirt and gaping in the baseboards, etc.
Advice to owner:
Clean your units

Could be better
Former Tenant
Pros:
Location is great Generally safe Nicely lit inside Calm street
Cons:
Currently across the street from construction (as of Dec 2023) Saw a rat in unit - there are likely rats in the walls (pitter patter can be heard) Likely big roaches in the pipes Need to be diligent about extermination Unit has roach issues (there is monthly extermination service) Moved into a unit that was not previously cleaned, and there were lots of roaches

Pest-filled building and unresponsive, incompetent landlords
Former Tenant
Pros:
Location is good
Cons:
- Roaches and mice in most apartments in the building, monthly exterminator is promised but he often doesn't show up - faulty appliances: fridge didn't work from the day I moved in and the landlord refuse to repair or replace it - online portal for maintenance requests is not checked and issues don't get resolved - shower water is either scalding hot or icy cold, faucets are leaky and damaged - heater spewed water all over the living room - 4 doorknobs were broken in the apartment - floors are warped so doors scratch the floor when they're opened
Advice to owner:
Start addressing the fundamental problems in the building and actually take care of issues brought up by tenants

Apartment Review
Former Tenant
Pros:
This apartment was in a great location.
Cons:
Everything else. Building is not regularly maintained. Mice infestation (we saw 5 in 1 month). Super/Office Managers do not respond in timely manners (waited over 1 month for an exterminator to come). There is mold and water damage in the ceilings as well.
Advice to owner:
Please respond to Class C violations in a timely manner to prevent tenants for tenant's safety/health.
