You get what you pay for
Former Tenant
Pros:
Reasonably priced given NYC market, a walk from gramercy park, spacious studio with separate kitchen, few units in the building
Cons:
My biggest issue was how thin the walls are. I could hear neighbors singing/doing ~activities~ in bed. The units are also very old/ cheaply renovated. I wouldn’t be surprised if there was mold throughout the walls/bathroom (that hasn’t been renovated in probably 50 years) A few mice/cockroaches from the small holes in the apartment/ cheap renovations but exterminator comes monthly. KMR management ultimately doesn’t care about you and will try to suck every last penny from you with the security deposit- and raise your rent every year.
Advice to owner:
Invest money to have decent renovations, maintain the hallways better, get better security for the front entryway to keep homeless people out/stop packages from getting stolen

Nice building bad amenities

Pros:
Affordable, quiet and in a good neighborhood
Cons:
You will have mice and individual hot water heaters per unit. This means 10 min showers max and you pay a lot for your own hot water
Advice to owner:
Replace hot water heaters and get something more modern
