Small but convenient location

Pros:
Location is good if you work for NYU, Bellevue, or Mount Sinai Beth Israel. Relatively quiet area but will wake up from ambulance noises during middle of the night from time to time. Being right across from citibike station is another plus if you use a bike to get around the city.
Cons:
Very old building with lots of roaches. Water pressure is weak and circuit breaker activates frequently with moderate power use. Will find homeless people sitting, eating, and sometimes even defecating by the entrance depending on the time of the day. Extremely small elevators and the building smells like urine. Packages and food deliveries will goto a different fancier building with similar address (377 instead of 337) and can cause headaches and stress at times. Landlord is only available from M-F 9-5 for communication unless he needs something from the tenant, in which he will demand tenants to be available on the weekends and after hours.

Had small elevator and laundry in building
Cons:
Hallways smell (cat pee)
Landlord would only allow you to contact at very specific times and rude
Rose rent by 65% a pure business man and doesn’t care about you.
Laundry room in basement is wet, infested with bugs and not well maintained
Water temperature in shower was not well controlled at all (either scorching hot or freezing cold)
AC did not work well
Advice to owner:
Allow tenants to communicate with you outside of business owners
Take better care of hallways
Update laundry room

Location, area is extremely convenient, close to supermarkets and 34th st ferry
Cons:
Very old building, very strong smoke odor
Advice to owner:
Remodelation, upgrade laundry area in basement and air circulation in common areas

Pros:
Convenient location, laundry and elevator in the building, clean/updated apartment with lots of windows and good price.
Cons:
Laundry room needs updating/cleaning, garbage outside is not managed or maintained well, building and elevator are very old.
Advice to owner:
Update the laundry room with new washers/dryers and the floor is very dirty. Update and enclose the garbage area like the other buildings on our block so it’s not so messy and people don’t sit there all day. I don’t disapprove the owner, I just think there is some more that could be done to maintain.
