Only positives of this place is the balcony views (only good if youre on floor 10+), and the concierge/maintenance staff are awesome people.
Cons:
Going to drop bullet points for this one. I wouldn’t wish upon anyone to move here after living here for 2 years:

- Jack hammering in the parking garage that happens M-F from 8a-6p is so loud that I have lost thousands of dollars on business calls from the noise working fully remote (there was no memo sent out by building manager, Angelo to give us a heads up
- Angelo is by far the worst bldg mgr in NYC. Walks around with his chest up and always looks like someone shit in his cereal. Dude only cares about himself not the tenants
- When the earthquake happened in Apr 2024, Angelo decided to have the stairwell doors locked so if you went into the stairwell to go downstairs you couldnt get out
- Elevators would compete for worst in NYC, dont be fooled by the hotel looking lobby, it takes 5-10 mins every time to wait for an elevator
- There is only one elevator that takes you to the laundry room, and its the maintenance elevator. It’s beyond me to think Angelo hasn’t come up with designated times for tenants each day that the maintenance elevator isnt being used. Tell the maintenance guys to walk up one flight of stairs to take the lobby elevators and save us the embarrassment of walking thru the lobby with all your laundry and walking down stairs to get to it (especially with a herniated disc)
- bottom line, Angelo always sends us memos hes upgrading this and that, but theres never any change, not to mention this building has a number of active violations like bed bugs and open electrical wiring and on top of all of this, Angelo decides to continue jacking up rent just because “everyone else is doing it” - your building sucks and way over priced, figure it out.

Fire Angelo and I’m sure things will get at least 1% better

Very nice, clean building. The doormen are extremely friendly and helpful. Laundry room in basement is super convenient

It can be super noisy - some tenants like to have loud parties late at night and everyone can hear them. The noise of traffic from going into the Queens tunnel also seems to echo right into the building. Gym is small. I’ve seen huge roaches in the common area

Please decrease the number of shares for one bedroom. Too many tenants in a 500+ unit building leads to overcrowding and disrepair.

Front desk is really nice, convenient location for midtown

Major roach problem. Panam equities is extremely rude and condescending, as soon as you write the check they are completely out of the picture
Tenants let their dogs poop right outside the door.
Lounge looks awesome but there are many rules that don’t allow full use. Also, deck has a significant amount of pigeon poop and tenants throw cigarettes off their balconies onto the people below.
Gym is very small, one of the pelotons was broken for an entire year
The building is overpriced for the location and amenities.

Cons:
Frequent lines for the elevator. Construction work in the building entrance area has been dragging on for over a year. Management company agent was rude when it came to discussing renewals.

The elevators would go down sometimes and it would be annoying to get one in the mornings and right around when people come back for work. It can be loud. It is far from anything.

The manager, Angelo is a horrific human being. He harasses and threatens tenants (especially women). He tries to intimidate tenants and does not allow amenities that were promised. He also retaliates against tenants for putting in any complaints.
Advice to owner:
Sang and Angelo need to go! They harass tenants and violate their rights.

Concierge is awesome! Amazing service. They know you by name. Never had a problem with packages and deliveries. Maintenance is responsive, comes in fast when there is a problem. Love the staff, they are very nice. Neighbors are nice. Overall, its a well managed building.
Cons:
Elevator could get busy, long wait times. but so far has not been. Heaters not working well when we moved in. Once fixed it does heat up the space but Ive had to ask maintenance to check on it multiple times. Job gets done but I guess the heaters/ac are just old, needs to be updated.
Advice to owner:
Improve elevator wait times, update heater/ac to a better system, need more community activities

The staff is amazing. Always will to help with anything you need. Very personable. Building has nice amenities although covid has restricted them highly. Great locations.
Cons:
Its essentially a college dorm. lots of 18-26, lots of parties and loud music/noise. Building does warn them but they don't listen.
Advice to owner:
Please control the amount of college kids you allow in. Also, please tell your agents to not advertise parking as an amenity when there is no such thing.

Some of these apartments are falling apart and none of the maintenance know how to properly fix anything. Nice people, but expect them to take 6+ months to half fix issues that will constantly need more repair because they weren’t fixed right.
Advice to owner:
Get it together. Don’t rent out apartments that are uninhabitable

Finishes look nice. Good location. Really amazing doormen. Easy package delivery and pickup.
Cons:
Elevators are impossible to use during rush hours. Water is occasionally dirty. Lots of little things are old, need replacing (like cabinetry, floor surfaces)

It is slowly turning into a fraternity house. The noise level and the disrespect is out of control along with the smoking. Also the pigeons are out of control. The building manager does not give back to you or give you updates on anything. Can’t wait to fucking leave.

Stop renting out apartments to three or more immature adults I will call them. Also do something about the pigeons it is disgusting. And give tenants updates after they make complaints.

Water pressure is good—when the water is working.

Water bugs and bugs that I can’t even identify came out when construction began on the exercise room last year.
Elevators are always slow or broken.
The air conditioner never works properly, and if you ask for another one they give you one that has been refurbished. The new one works for a few hours then breaks down again.
Hot water problems all the time, constantly fixing the boiler. We don’t always get notice that there will be no hot water for the day, or sometimes there’s no water at all.
Whenever an apartment is under renovation, drilling starts bright and early at 7 AM, including on the weekends, and it’s so loud and constant it’s impossible to sleep through, but it’s also in irregular bursts so it’s impossible to tune out as well. The drilling stops in the afternoon, but then the hammering starts instead.
Caught Jose the handyman trying to get into my apartment a few times, since the building keeps spare keys for all apartments and staff have access. There were no emergencies in my apartment and he would run off when he found out someone was home sleeping. How did he know I had left the building unless I was being watched?
Can’t trust the any of the handymen in this building.
Don’t keep anything valuable in your apartment. I am missing valuables so I know they were in my apartment when I was out. Also don’t let the staff see the jewelry you are wearing.
Building has mold. Also water leaks from higher floors and ruins the ceiling when not caught on time.
Caught tenets partying during Covid. Party building like the rest of the neighborhood.
They have not lowered the rent for Covid—way too expensive to live in a building that’s pretty much broken down.
If you have pets, no dogs are allowed here, only cats, and they are $150 per animal. They won’t tell you what the application fee is until after you start the application process and fill all your information in.
Advice to owner:
Just because the lobby looks like 1 million bucks does not mean the rest of the building is in good shape.

The staff, especially the front desk staff. It's a huge building but several of the doormen/women knew our names and apartment number within weeks of moving in. Handymen have been super helpful as well, especially when dealing with moving boxes and other issues around move-in.

Apartments are a bit bigger than in other buildings in the area, especially for the price.

Balconies and views are great.

Laundry room is big and well-maintained.

Noise insulation between apartments seems pretty good.

Location is great. Ultimately the building meets our needs and serves a purpose. We won't live here that long.
Cons:
The elevator situation is awful and made worse because of covid. The three main elevators aren't nearly enough and at least one of them is frequently out of order, leading to long wait times.

But the worst situation is the service elevator: there's only one, and it's the only elevator which goes to the basement (and therefore the laundry room). I end up carrying tons of laundry through the lobby and down the stairs any time the service elevator is in use for trash pickup, which seems like most of the time. Also, when one of the other elevators is out of service, they put the service elevator in the main grouping to alleviate capacity issues; but then there's no way to get to the basement.

There's very little communication from building management. Water shuts off and we have no idea why. Occasionally we hear about elevator outages but not usually. Two handymen walked into our apartment last week - while we were home - to do an annual balcony inspection, two days before the email went out letting us know that annual balcony inspections were a thing.

Some apartment layouts have kitchens which should not be allowed to exist. They're little caves in the middle of the apartment with almost no ventilation. Don't live in the C line or whichever line mirrors it on the other side of the building if you intend to use your kitchen. These kitchens also have a door leading directly into the 2nd bedroom with no soundproofing at all. Our door actually has gaps where it's not fitted to the door frame correctly. Very shoddy construction.

We have not had problems with water pressure as other reviewers have mentioned, but the plumbing is suspect. Our toilets clog daily. I've never seen anything like it.

Prices are high for an older building with a lot of issues, and without a lot of amenities, even if the apartments are bigger than average.

The gym has been closed since the beginning of the pandemic.
Advice to owner:
Better communication would go a long way toward making people feel like the building is well-managed. Just tell us what the situation is with the elevators or the water. It's so much worse when we don't know.

3. Front desk instructions for one's unit are routinely not followed and any attempts to follow up on open maintenance items leads to unanswered communications and/or the building manager begins to belittle, disregard, and/or gaslight you.
4. The elevators are constantly out of order.
5. Heat and water are consistently unavailable (at times without notice).
6. Roaches crawl out of the pipes/holes behind cabinets, in the tub etc.
7. Building management often does not inform tenants of major building issues including a significant water leak within the building just last month.
8. Intimidation and bullying by building manager.
9. Unsafe and abusive environment with building manager (toward women especially)
Advice to owner:
Respect the tenants.
Take maintenance requests seriously and address all reported issues promptly.
Treat tenants with respect.
Do not tolerate abusive behavior by building staff.
Create consequences for inappropriate behavior.
Fix the elevators.
Eliminate roaches.
Remove mold.
Address maintenance issues promptly.
