Just okay, good 1st yr apt

Pros:
Despite being literally in Times Square, I had a pretty okay time here (lived there right when I got to NYC for 1 year). The doormen were all nice and I never experienced bugs or apartment issues. Felt safe and secure and laundry, gym all were nice
Cons:
Did not have the best experience with the super, ESPECIALLY when moving in/moving out. Don’t get on his bad side. He quite literally made moving out a nightmare
Advice to owner:
For the price, not worth it unless with roommates.

Pros:
Building itself is managed decently. Responsive super, nice doorman, easy access to multiple subway lines
Cons:
One elevator is consistently broken. In times square so lots of tourists and business which gets old very quick.

Went from terrible to approaching okay

- Day to day building staff are great, no issues there - Super is quite responsive - Apartments, hallways, etc. are clean - No pests in the time I've lived here
Cons:
- Previous management was horrible. Blocked off the laundry *and* gym for 6+ months, nearly a year and had bad customer service. - The new management is quite new. - They are raising rents quite fast relative to the market. - There's been a boiler sitting on the street instead of the in-building boiler. No notification has been provided to the tenants as to why or how long this will be the case. There were disruptions in the heat within the winter.

Cons:
Super is lazy & more concerned with tenets’ personal lives than keeping up with maintenance & repairs
Advice to owner:
Get more involved, learn what your tenets want/expect directly from them. Why has the call box outside the building been deliberately disconnected when it has video capture & recording capabilities??

Convenient and centrally located in Manhattan

Centrally located, convenient to multiple subway lines, 2 grocery stores options and drugstore options
Cons:
The relentless noise from next door building endless construction that can be as early as 7am and as late as 11pm, both weekdays and weekends. This will not be over soon, since it’s a landmark building so it will take forever to finish whatever project they have in mind. The occasional weekly foul odor from the jewelry manufacturer on 46th street is noxious and it usually happens after 8pm.
Advice to owner:
Please fix one out of the two elevators in the building. It has been out for almost 1 year now (we are nearing end of March 2022). It is unfair to let tenants pay full amount of rent when some amenities are not working for an extended period of time.

Pros:
Building is very well maintained and has great amenities. The door staff is very friendly. The apartments are cozy and by great transit options. The bathrooms have all been renovated and are really nice.
Cons:
There is very loud construction round the clock next door. This is not rent stabilized, so if it goes up to market value, I will most likely have to move. One elevator has not been working for almost 2 months.

Clean Building, Terrible Landlord

They keep it clean and the door staff is pretty nice.
Cons:
This is the loudest building you will ever live in. There is constant jack hammering happening at all hours of the day and night. Not kidding. The building landlord or glorified maintenance guy? Is a giant prick and very invasive. Basically treats the whole place like a dorm.
Advice to owner:
Treat your tenants better, because there is nothing special about this building. It’s so loud you want to rip your head off and you’re rude.

All around good option (if you don’t mind the craziness of times sq!)

- All things considered, an overall good option (elevator, doorman, laundry in building, decently sized units) - Generally convenient (BDFM, NQR immediately outside the building) - To my surprise, we had zero bugs / pests during our 3 years there - Friendly doorman & helpful live-in super
Cons:
- Noise level given location; during my time there were significant levels of construction in the area which added to the noise - Management company is not always the most responsive / tends to operate fairly old school / manual
