A good place to live in a great location

Pros:
Full time building staff (24/7 conceirge and day/evening porters) is wonderful. They are so helpful and take very good care of the building and tenants. Many very long term tenants who are great neighbors- friendly, welcoming, and quick to offer help to one another. Building is beautiful and has nicely appointed common areas. Very convenient to a wide range of subway/bus options and steps from Central Park. Rent increases have always been fair and aligned to the market, even in the last few years of insane rent inflation
Cons:
Noise challenges during periods of construction on 57th street towers, but inside building noise level is very low and neighbors are respectful. Student apartments (some designated units reserved for contract with fordham graduate school) are present on most floors and do turn over with a lot of frequency but are also frequently empty which adds to the typically quiet nature of the building. Students tend to be great neighbors and a student housing manager does a good job of managing their compliance with building rules. Only a few variations of floor plans and permanent residents are mostly singles and older adults so not really the best option for families/parents with children at home. Rooftop is private to PH tenant; no common outdoor space. I have seen a few mice and bugs in the basement area but no notable pest issues on the floor or my unit.
Advice to owner:
I love the property and people here, only improvement I could recommend is the option to have some common outdoor space for tenants to use
