Expensive but ultimately a nice building with good super

Pros:
- concrete walls = near impossible to hear neighbors - responsive super - good, relatively updated amenities - high ceilings
Cons:
- occasional elevator troubles - pest control only once per month (not a major problem) - bathrooms ventilate poorly - sporadic heating, apartment remains pretty cold
Advice to owner:
rent too expensive, and rent increases with each lease leads to major tenant rollover

Building has character, fun place to live!

Pros:
I've loved living in this building.
The neighbors here are friendly, as are the super and the doorman. People seem to look out for each other here. Doorman brings packages to your door.
Very well-maintained. Super / Landlord / Property management responded quickly to issues with clogged sinks, oven / stove issues, etc.
The landlord even replaced the whole oven and stove unit.
Cons:
This building faces the Gershwin, which means a big green light. South-facing apartments will need to put up blackout curtains in your bedrooms to sleep at night.
There's also a lot of noise, but that's to be expected so close to the theater district.

Owners refuse to call exterminators outside of monthly scheduled service and prefer to save a penny over ensuring sanitary living conditions

Bad laundry room for Rent

Super is good Building is Safe Neighbors are nice
Cons:
Laundry seems antiquated. Very old machines that still use Quarters. Elevator has broken down 3 times since May 21. Hasn’t been replaced since 1970’s. Could go at any time. With new lights across at Wicked you need black out drapes.
Advice to owner:
New machines in laundry room that take debit cards make sense in 2021. Please fix elevator.

Owner Doesn’t Care

Pros:
The people who have lived in this building for years are wonderful neighbors and the super who looks after the place is amazing but he’s fighting a losing battle. Also, the Indian restaurant at the bottom of the building is delicious
Cons:
The owner doesn’t care about making improvements (or even maintaining) the building. The laundry is so old it barely works, it’s expensive, still uses quarters, and most of the units have mold. The heat comes from a steam pipe the runs the building. During the winter, dirt etc from the roof falls into your apartment from the gaps where the pipe runs. The elevator breaks about once a month. The theatre opposite put in a new facade that glows green 24/7, so if you face south, you’ll need full black out (the agent didn’t mention they were building this when I moved in). The appliances are ancient and won’t be replaced unless they break, and even then. The front door isn’t secure and packages get stolen. The restaurants either side of the lobby use the lobby as storage.
Advice to owner:
At minimum. Fix the laundry room. Deep clean the entire building. Seal the pipe that drops dirt into peoples bedrooms.

Nice neighbors, solid building

Pros:
The neighbors here are all really nice. This building has all the basics amenities you could hope for - new appliances in some apartments, washer dryer in building, an elevator and a doorman who’s here 1/2 the week. I love how dog / pet friendly this building is too with no pet fees. Ali the superintendent is also very reliable & friendly. Utilities are all a fixed cost every month, so essentially water & electricity are unlimited. Close by to a lot of different trains.
Cons:
Terrible water pressure on the upper floors, I’m on the 9th floor and sometimes it feels like a trickle. Elevator is a little sketchy, it breaks down at least once every couple of months. Automatic heater system works but isn’t that great - turns on randomly and not always when you need it. It’s pretty loud in the building if you’re facing 51st st.
Advice to owner:
Upgrade the elevator & water pressure on upper levels please!

Great building, helpful super

Pros:
The Super here is Great. The apartments are pretty clean. They have laundry in the basement. Trash is in the basement. Doorman is also nice, and brings packages up to your apt. once per day.
Cons:
The elevator takes a long time. The laundry machines break occasionally. THERE IS NO COIN MACHINE BY THE LAUNDRY.

Pros:
The building is clean and the super is very responsive when you are having issues.
Cons:
There is always something wrong with the elevator. It is always out of order at least once a month. You need the elevator to get to the basement where the laundry and the garbage disposal are. There is no way to get there without the elevator.
Advice to owner:
Find someone else to fix the elevator as the person who always comes to fix it doesn’t know what they’re doing.
